Tribeca Manufacturing Building New York–based architect Andrew Franz undertook the renovation of a landmark circa-1884 former soap warehouse in Tribeca, originally designed by George W. DaCunha in the Romanesque Revival style. Franz reorganized and modernized the six-story building—which retains its original 16-foot beam ceilings, brick walls, timber columns, and elevator winches from the former freight shaft—by incorporating steel, glass, handmade tile, and lacquer to complement the masonry and heavy timber. An interior courtyard and rectangular mezzanine are situated below the original 16-foot gull-wing ceiling planes.

The master bedroom has a sitting area with a Twilight sofa from Design Within Reach and Noguchi's Prismatic tables from Vitra. The pillows are upholstered with Missoni's Kew fabric.

In the Tribeca penthouse of a young bachelor, Reddymade Design kept most of the space intact, focusing on adding bright and appealing furniture and materials. Tropicalia chairs from Moroso surround an El Dom table from Cassina. The pendant is from Petite Friture.

Tribeca Family Penthouse Front Studio principal Yen Ha renovated her family’s eighth-floor penthouse apartment in Tribeca by moving walls and tightening proportions, then applying color and pattern, evidenced by a striking floor-to-ceiling bookcase painted in a rainbow gradient.

In the loft’s living area, Marcovitz sits on a Charles sofa by Antonio Citterio for B&B Italia, in front of a Jean Prouvé Potence Lamp that has been reissued through Vitra.

The custom zinc cabinets and quartzite countertops of Mark Berryman’s Tribeca apartment reflect the sun as it sets over Manhattan. Workstead designer Robert Highsmith kept the apartment’s original fir beams and painted its existing pipes Onyx by Benjamin Moore. The counter stools are by Sawkille, and the floors are white oak from LV Wood. The range is by Viking.
