The architects created the illusion of more space by opening up the floor plan, repositioning the staircase and introducing sight lines to the large windows on the south side. Recurring black accents—from the dining room’s Serge Mouille light fixture to its tall bookcases—contrast the brightness of the crisp white walls. Walnut floors and lighter wood furniture like the Klaus Willhelm table and Hans Wegner Wishbone chairs cozy up the home, while colorful objects animate it. “We strongly believe that people do not need more space, they just need better-designed space,” Dubbeldam says.
“The upper floor includes the entry, cloakroom, guest bathroom, kitchen, dining room, living room, and terrace,” Hammer says. “In contrast to the lower floor and its separated rooms, the living area is composed as an open space with no walls.” Nerd Chairs by David Geckeler for Muuto surround a handcrafted nutwood table in the dining room.
Exposed boards that were salvaged from the original apartment were installed into the master bedroom. They provide a rustic atmosphere, enhanced by the addition of DIY industrial lighting. The bedding, curtains, and bedside tables are all from IKEA.
To create a bit more texture in the kitchen and baths, the couple added classic checkered tiles from the local hardware store—an inexpensive option that broke up the polished concrete floors spanning the rest of the house. Pavonetti designed and built the pedestal sinks using reclaimed cedar siding.
Active systems, in addition to thoughtful orientation and structural planning, help the structure become ultra efficient. The primary heating source throughout the house is radiant flooring connected to a geothermal system. Tedesco specified the Uponor Climate Control Network to operate the systems. "Every heating zone can be scheduled for setback," he says. "Then, through the communication and coordination of zone operation from main control panel that monitors the entire system, equipment and zones are cycled in harmony. The entire climate control system including the geothermal, ERV, A/C, and heat pumps is balanced to maintain optimal performance and occupant comfort. The Lutron Maestro lighting control, home entertainment, and security system can all be monitored and controlled remotely through a web-based program provided by the equipment supplier. The entire system has wireless access points throughout the house to ensure conductivity." The media room sofas are Ikea's Karlstad model, the rug is by Bev Hisey Textile Design, and the pendant is the Caprice by Viso.
Just Venting
Though a tight thermal envelope is critical to the E+ Home’s sustainability,
Kolon’s heat recovery ventilation and air filtration systems (above the desk) help ease the load.
O'Neill Rose Architects designed each unit of this modern Queens compound based on the personality of the family member occupying it. The kitchen in the brother’s unit is bright and fun with a backsplash made of painted glass. The light fixtures, like many other materials found in the project, were left over from the client’s contracting work; O’Neill Rose bent the found pipes into an array of angles and attached light bulbs.
Speaking to his original design, architect Saul Zaik says, “We were really just building boxes with a bunch of windows but experimenting with how you integrated indoor and outdoor spaces.” The house has seven different openings to the exterior, allowing different courtyard or patio settings for a range of outdoor activities, including seating for a gathering on the street-facing side. The Milfords hired Lilyvilla Gardens for the landscaping around the house, including variegated bluestone steps with thyme joints.
