The first Koto House is clad in burnt larch timber and features expansive glazing that embraces the views, timber floors, and natural stone details. “We wanted to merge Koto House with its natural environment,” explains Kirstie, who leads the interiors division of Koto.
The homes actively avoid the direct use of fossil fuels—such as gas for heating—and utilize electric-based systems that enable use of renewables for on-site generation. “We also tend to approach projects with a ‘fabric first’ mentality whereby Koto buildings are designed with high-performance envelopes that limit the amount of energy required for services such as heating, cooling, and lighting,” says Theo.

All of the door and cabinet hardware, lighting, appliances, plumbing, and accessories are black to create consistent pops of depth and definition throughout the interior.
They selected panel-ready appliances from Fisher and Pico for a modern, slick look. Carlos was also adamant on opting for an induction cooktop: “I'm sorry to all the people who consider themselves home chefs, but I'm a big fan of induction. I cook quesadillas and scrambled eggs. I'm not making beef bourguignon,” says Carlos. "My friends have all these beautiful six-burner Viking stoves and it's like everything falls into the stove. Cleaning it is a nightmare. I'm all about efficiency. So I just finish cooking, spray it down, move on, and it looks great.”
