Accessible only by boat, Monhegan Island can be reached from three ports in Maine: New Harbor, Port Clyde, and Boothbay Harbor. There is also frequent ferry service available.
The multi-level home sits perched on Monhegan, a small, rocky island in the Gulf of Maine.
The multi-level property offers a private rural oasis, all while being less than two hours from Manhattan. As tribute to his aerospace training, Kornley designed the home to feature a sweeping front overhang and angled garage, reminiscent of an airplane wing.
Together with timber cladding and insulated with hemp inside wood fibre panels, 'green' exterior walls and a sedum roof promote breathability of the structure.
Located three miles outside of Santa Fe, the sprawling estate offers a convenient desert escape, complete with thriving gardens, lush landscaping, and multiple shaded areas.
New landscaping and exterior lighting surround the pool in the backyard, complete with a partially covered outdoor dining area.
The built-in sofa anchors the living room and faces the existing fireplace. The Leather Oval Chair with a red steel base sits off to the side, and the coffee table was fashioned by attaching vintage steel legs to another tile sample board.
“The Floating Farmhouse also operates as a well-established luxury vacation rental and film/photo shoot location, providing substantial annual revenue,” says the listing agent.
The dining area showcases the beams and glass that drew the owners to this home.
Now a good example of the natural lines favored in ’70s aesthetics, Arcturus and the other homes Rick would build in the area were unique at the time. “I freaked out some of the neighbors intially,” he says, “who were not so comfortable with a bunch of, you know, pot-smoking hippies.”
A den on the second floor provides an auxiliary living area closer to the entryway.
One wall in the dining room is made of wood, fostering a sense of warmth to offset the brightness offered by the floor-to-ceiling glass doors.
According to the listing agent, “all original finishes remain intact, with exposed structural steel, book-matched cabinetry, hardwood floors, and vintage Formica.”
“Using an inverted plan, the street-level entrance leads directly to the second floor,” writes listing agent Brian Linder.

The extension is tucked into the bank of the hill to the rear, but at the same time extends out slightly further from the original house. This positioning combined with generous glazing offers access to the long view across the landscape.
Raw terracotta pendant lamps designed by Tom Housden for UK lighting brand Hand & Eye complement the natural clay finish of the handmade pamments (traditional floor tiles) used on the floor in the boot room and kitchen and the warmth of the Douglas Fir timber panelling on the walls.
Almost every room in the extension has direct access to the outside so the relationship with the grounds is immediate. In addition, carefully considered windows frame views of the surrounding landscape—especially the large window facing the valley in the first-floor living space. “It’s incredibly joyful to see how the views, smells, and emotion of being in the extension changes throughout the different seasons,” says architect Je Ahn. “It’s very tranquil and a retreat in the true sense of the word.”
The kitchen allows the extension to function completely separately from the main cottage, and can be separated from the boot room and utility rooms at the private entrance via a sliding timber partition.
The timber fins on the front facade reduce solar glare coming into the interior, while maintaining a connection to the view. The home also features solar panels, high-performance glazing, plenty of opportunities for natural ventilation, and ample insulation. “The master plan looks at how we can adopt even more sustainable measures in the future,” says architect Je Ahn.
“Made of Sand balances our signature technical precision in an organic, natural setting,” says Je Ahn, Director of Studio Weave. “The contrast between materials, old and new, in and out are foregrounded to create a distinct sense of rest and relaxation in the new spaces.”
“The current owners renovated the kitchen and refurbished all the original woodwork in the house, including all of the Breuer-designed teak built-in cabinetry,” says the listing agent.
