Before: The Mariposa House’s original kitchen featured dark floor tiles and white cabinetry.

Before: In the old living room, a fireplace obstructed the gorgeous views, so it was removed and the stones were then recycled and incorporated into the new layout.

Sleek cabinetry, space-saving built-ins, and gleaming stainless steel define the kitchen.

The new kitchen, which features banquette seating for laidback meals, is one of the owner’s favorite parts of the renovation.

Striking millwork seamlessly separates the living room from the art-lined dining area, where Knoll chairs sit positioned around a custom tabletop.

Behind the Muuto sofa, a dreamy but muted painting by artist Keiko Hara commands attention.

A duo of vintage Cubica chairs from Verzelloni and globe-shaped light fixtures set against warm slats of Douglas Fir elicit a retro spirit in the living room.

"We wanted Brininstool + Lynch to honor the original intent while transforming it into an even better version of itself," says the client. "Clean it up, balance it out, modernize the systems, create more views out to the landscape, and introduce one big, new element: A gorgeous whole-house terrazzo floor, to pull it all together."

Before: Leafy exterior pathways, a holdover from the old site, were beautifully reimagined for the 2020 renovation.

Before: When the owner discovered the dwelling and its adjacent guesthouse, the property wasn’t in the best condition. However, he was immediately struck by the home’s simple palette of materials and believed in its potential to become a modernist showplace again.

"The combination of the low, sprawling midcentury ranch with a more than one-acre expanse of mature palms just spoke to us. Everything felt like it belonged right there and nowhere else," explains the owner.

The actual site of the 1955 residence is one of the first aspects that appealed to the client. "Situated on a flag lot tucked away by tall 20-foot-tall hedges, [the home is] a secret that only reveals itself once you get inside," he says.

Hidden from the dense oceanfront in Malibu, California, this restoration by Brininstool + Lynch promises solitude and garden views.

The structural framework of the home embodies the late architect’s steel-and-glass style.

Floor-to-ceiling glass sliding doors extend across one of the walls, creating an immediate indoor/outdoor connection while also inviting on-shore breezes inside.

A light-filled bedroom offers access to a terrace overlooking the backyard.

An outdoor seating area located right off the living room can be used for casual al fresco dining.

Deep eaves along the exterior create several shaded spaces for outdoor entertaining.

Each of the three bedrooms features incredible natural light. The principal suite also comes with extensive built-ins, including a small, cutout desk area.

Handcrafted built-in shelving hugs the original brick fireplace, located opposite of the glazing in the living room.

Expansive glazing on one side of the living room frames mesmerizing views of the nearby valley and mountain range. A tall sliding glass door provides direct outdoor access and invites fresh breezes to sweep throughout the 2,112-square-foot interior.

The roof deck, anchored by a gas fire pit from Paloform, boasts an incredible view of the water.

In the kids’ bath, a custom vanity by Christopher Derek Bruno and a ladder by Lostine extend the home’s warm material palette.

A Rejuvenation sconce and a Pfeifer Studio stool accent the reading nook built into the hallway.

Cork flooring by Expanko runs from the bathroom to the hallway, mirroring the tones of the cedar ceilings. Heath Ceramics tile clads the vanity wall.

In the main bedroom, Lostine bedside tables with Mantis sconces from Design Within Reach flank a bed from Room & Board. The vintage rug was sourced from Portland’s Kat + Maouche, and the wallpaper is by Galbraith & Paul.

In the den, Vitsoe shelving, a rattan chair by Sika Design, and Hem side tables create a multipurpose space.

The majority of the structure, including the floor and ceiling, is made of locally grown eucalyptus timber, with some external cedar cladding and steel roofing. In the living area, an Ottawa modular sofa from BoConcept provides a cozy nook for Koa, one of the couple’s two dogs.
