This 19th-century New York factory houses the apartment of Brandon and Amy Phillips as well as the workshop for their company, Miles & May Furniture Works.

Keeping the original mottled, worn-brick walls and outfitting the kitchen with their own custom cabinetry were among this couple’s cost-saving measures.

The bathroom evokes the building’s industrial bones. The pendant light is from Ikea, and the towel racks are repurposed train car luggage racks. The Carrara tiles are mismatched seconds. “It works if you let yourself not try to fix it,” says Brandon.

The dining area, with a table and hickory chairs from Miles & May, opens onto a kitchen the couple created as part of a DIY gut renovation. The result, says Amy, is an “intentional raw and polished combination.” The lamp is from M&M Electrical Surplus.

This award-winning home by New York–based West Chin Architects is situated on a narrow corner lot in a Long Island neighborhood. The cedar-clad residence features a garage-style glass door that opens to welcome the salty sea breeze from the neighboring beach.

Concentré de Vie Two upholstered seats and two pouffes fit into a shell to make a traditional sofa; when removed, the flexible seating arrangement could furnish a small room.

The bar showcases many green products. The bar top, made at the 19 greek street gallery, is fashioned from recycled glass, and the chairs, from both Out of the Dark and Studio deForm, are fashioned from upcycled material.

According to Ndoro, LIBRARY will “provide a much-needed space for the pioneering design community of the capital and beyond.” This room features a collection of eclectic Middle Eastern and African pieces, according to 19 greek street founder and creative director Marc Peridis. The curvaceous M'Afrique Shadowy Chair by Moroso is made by Senegalese craftsman, the rug and vases are fashioned from recycled African fabric. The two Papillon chairs near the window are by Karen Chekerdjian, a designer based in Lebanon.

The courtyard is a secure space with a double-height window that offers seamless interior-exterior connection. “It gives a nice sense of containment and peace, while still engaging interior spaces,” says Cashman.

Steel strips form a security screen on the street side of the scullery. One can also hang pots and pans from them. A skylight filters illumination through glass block flooring to the basement below.

The kitchen is accessible from a raised courtyard across from the main living space. “The double exhaust hood looks like an old industrial gantry,” remarks Cashman. Sandblasted brick and sandstone from the original warehouse dialogue with floating white and grey cabinetry.

“The biggest design challenge was the facade,” says architect Mark Cashman. “It had to step back from the street and recede to give prominence to the heritage status warehouse facade.” Above the translucent bedroom level, a balcony with a herb garden steps back further. From the rooftop garden, downtown Sydney comes into full view.

Simultaneously sculptural and pragmatic, the undulating form of the W Magazine Stand’s molded plywood is both pleasing and useful. It’s compact enough for small spaces, though you may be loath to cover up the figurative grain pattern of the walnut with your magazines.

Peridis turned a small room that wasn't quite big enough for a guest into a chair showcase, which includes the Chubby chair by Dirk Vander Kooij and the leaning 8.5 by Rasmus Baekkel Fex.

Reading Club 2000 in Manila, Philippines-Reading Club 2000 began when Hernando Guanlao—known to friends and neighbors as Nanie—sought out a way to honor the memory of his parents, who instilled in him the love for reading. He set old textbooks of his own outside his Manila home to see if others would be interested in borrowing them. They were. 12 years later, Nanie's library now contains somewhere around 2,500 books (he doesn't know the exact count), and he even runs a "book bike" service, where he delivers reading material to the poorest communities in Manila. Jensen-Lewis’ Clubber offers a retro feel and a quick conversion. The barely-there chrome legs present a nice alternative to the heftier sofa beds of yore.

The master bedroom features wallpaper by Erika Wakerly. The glass tables next to the Croft House bed were gifts.

Ronald Ndoro wants to “create a home for the vibrant literary community” with LIBRARY, a members-only club. The entryway features marble Bust Chairs by Tomas Libertiny and a table by Jaime Hayon for Se London.

The board-formed concrete retaining wall holds firewood and is also a bench. Beyond, the garden lounge backs up against the studio and a retaining wall. “It’s a study in how little you can do to define a space,” Thomas says.

The open dining space accommodates groups such as Fashandi’s book club with ease.
