"The lower level was designed to be open and unobstructed," says Todd. "The foyer is compressed at the entry and opens both vertically and horizontally as you enter the main living space, with natural light pouring in from the dual skylights atop the double-height volume."

After the onset of the pandemic, the second floor loft space was redesignated as a reading, meditation, and fitness space, in addition to serving as a staging area and overflow space for video calls. "Separate rooms for Zooming and Clubhouse chats have been helpful for privacy and space," reflects Todd.

The main bedroom features a calming, muted palette, punctuated by vibrant pops of color. The decision to prioritize this particular space came after years of living in tighter quarters. "We went bigger where it needed to be with the primary bedroom and bath, a need after years of living in studios and one-bedroom apartments," explains Todd.

The project’s name, Loom House, is a nod to “weaving people and place,” says Karen. The couple hope their project contributes to spreading more awareness of the kind of systemic changes the LBC strives for. “With the Living Building Challenge, we liked that you not only create a healthy home,” says Todd, “but you consider how that healthy home is creating a healthy environment and community.”

Todd, a software developer, met Carpenter when the two collaborated on website projects. As the Dominey family grew, Todd and his wife, Heather, both fans of the Case Study Houses and the work of Alvar Aalto, Richard Neutra, and Donald Judd, asked Carpenter to develop a scheme for additional space in a modern style.

In 1962, Skidmore, Owings & Merrill architect Arthur Witthoefft won the AIA's highest honor for a home he built in the lush woods of Westchester County. Having fended off a developer's wrecking ball, Todd Goddard and Andrew Mandolene went above and beyond to make this manse mint again.

Vessel Pendant Lamp by 3M

One of a handful of Todd Bracher designs on the floor, the Vessel lamp offers a soft, subtle lighting solution that cuts back on glare via LED lights and quartz crystal. The slim profile and focused illumination make it an unobtrusive fit with a variety of tables and settings.

The house meets LBC standards for net-positive water, on-site water treatment, and net-positive energy. To create a closed-loop system, potable water (blue) is collected via the rooftop and stored in an underground fiberglass cistern that holds 10,000 gallons. “In three weeks in January this year, we captured enough water for six months of use in the house,” says Todd. That rainwater is purified via a filtration system in the lower-level mechanical room before reaching faucets. A septic tank outfitted with a textile filter scrubs gray water and blackwater (orange) for non-potable use, such as irrigation. An array of 42 solar panels supplies 105 percent of the property’s power needs (yellow), and two wall-mounted batteries store backup power.

Architect Todd Sussman and designer Melanie Ryan, creative founders of OPEN For Humans, bring their "Califloridian" sensibilities to Los Angeles, connecting to nature through the inclusion of multiple outdoor living areas. When Maria Ibañez de Sendadiano and Todd Rouhe decided to build a family retreat in a protected area of upstate New York, their goal was to maximize sustainability and minimize their impact on the land. The longhouse-style dwelling, erected on a raised platform between two seasonal streams, benefits from passive thermal strategies and is powered by solar energy.

Although nearly all of the spaces were structurally altered in one way or another when Hall, Todd, Littlemore, and Farmer took over as the architecture team in 1965, the Reception Hall was the one space that was left largely untouched. After reengaging with the Opera House in 1999, Utzon designed the interior of this hall, which opened and was renamed the Utzon Room in 2004. It is the only interior space of Utzon's design in the entire building. On the wall hangs a 46-foot-long wool and cotton tapestry designed by Utzon. The piece is titled Homage to C. P. E. Bach and was inspired by Bach's Hamburg Symphonies and Raphael's painting Procession to Calvary.

Kiyoko Loh relaxes inside a concrete structure, one of three original buildings that occupied the San Francisco property she and her husband, Elliot Loh, purchased in 2012.
