From MASS Architect

MASS Architect was initially brought onto this project to develop drawings for a large addition to a small 1920s cottage overlooking Annisquam Harbor. The design went through many iterations before zoning relief was granted and budget numbers were finalized. Prior to construction, the homeowner brought in E.L.Sayre Company, who completed the foundation work and rough framing. Skinner & Watkins was contracted to finish the job in collaboration with interior designer Kate Hamilton Gray Studio and Italian kitchen designer Matteo Benassi from Very Simple Things.

MASS Architect was the one constant throughout this project as the architect of record, tying all the loose ends together. The completed home doubled in size and provided the family with an open kitchen, living, and dining space, which gave access to the backyard through a massive foldable glass wall. The project also added a primary suite above the great room, a new mudroom, powder room, pantry, laundry room, office, reading nook and modern staircase. One issue with the existing home was the small crawl space built above rock ledge, which was infilled with concrete and topped with radiant floor heating. Geothermal heat pumps provide all the HVAC needs, while the Tesla Solar Roof offsets most of the electrical demands.
