A 1964 single family home was in desperate need of an update and more space for a young family. Out of vogue the side split added to the dated feeling and hampered flow. Multiple levels also challenged the easiest addition options. The clients who had lived in the house for 6 years and were thinking of a more classic layout and design, approached gordongroup design+management and principal Gord Shearn in search of options. After working though the logistics and options, a ground up new build, or embracing the side split became the two options. Ultimately, and partially revolving around how the family actually lives day to day, the renovation over new build had more merit. A small addition of 250 square feet on the main level reworked the living space. A new 5th level above the main created a new primary suite and privacy. The interior was reworked moving the kitchen from a back corner to the front of the house. Large glass doors at the back allowed the space to open to an expansive back yard. Gord Shearn comments that by renovating vs tearing down and by using what we had been given we were able to achieve much more with the budget provided. On completion the client realized it was everything they ever wanted in a package they never knew they needed.
