Not your typical cookie-cutter duplex.

This project boasts 66 feet of street frontage on a beautiful and quite tree-lined street in East Vancouver.

Each residence offers over 1,800 square feet of living space. Each home has four bedrooms and four bathrooms. They have bright open concept main floors for the kitchen, dining area, living area plus a spacious family room.

Custom millwork provides ample discrete built-in storage in the kitchen and family room. Averra’s Red Seal carpenter skillfully hand-crafted 13-foot white oak balustrades that perfectly match the flooring, giving the central staircase of each home a distinct “WOW” factor.

The exterior makes a bold statement with windows that have black metal surround. The rest of the exterior is vertical cedar siding, double stained with a custom version of Broda’s “Burnt wood 240 colour” weather protection.

The roof slopes front to back and allows for all weather to drain directly into drain spouts at the rear of the property. The roof is also “solar ready” if homeowners wish to invest in it as an energy source.

Backyard spaces are perfectly sized for urban living. They provide space for storage, summertime entertaining and some grass for kids and pets to play.

These homes or in the heart of East Vancouver (commonly known as “East Van” by locals). Technically, the city classifies these residences as part of the Kensington-Cedar Cottage neighbourhood. It is culturally diverse and home to a multitude of delicious eateries, craft breweries and some of the cities most beautiful parks (Eg. Trout Lake is an urban lake and park that is a short 20-minute walk away.)

These homes place families with young children in the heart of the Charles Dickens Elementary School catchment. This public school has been highly coveted because of its child-centric multi-age classroom structure.
