210 South 12th is a new 31-story tower in Philadelphia offering contemporary rental apartments with an extensive suite of amenities designed to enhance urban living. Situated in the heart of Center City, it caters to those seeking a vibrant urban lifestyle, with convenient access to Rittenhouse Row's shopping district, cultural institutions, and more. Notably, 210 South 12th is Philadelphia’s first building to provide a fully automated parking garage with 100% EV charging.

The building's interiors were designed in partnership with Midwood Design Studio and Perkins Eastman, previously BLT Architects. Each unit features oversized window walls that flood the interiors with natural light and stunning views, as well as smart technologies like keyless entry, Smart Daikin Wi-Fi thermostats, and VRF A/C systems that residents can control in an app. Other features include generous storage spaces, such as walk-in closets and custom-designed kitchens and bathrooms that showcase contemporary, bespoke finishes.

This is the first rental building in the U.S. designed by award-winning firm RSHP, formerly Rogers Stirk + Harbour Partners, founded by Pritzker Prize Winner Richard Rogers. RSHP drew inspiration from the neighborhood's heritage, responding with a contemporary design that reinterprets the colors and materials of the surrounding architecture to create a new landmark. Corrugated shadow box panels and extruded aluminum accentuate the striking glass tower to shape a facade that frames floors into three-story rectangular modules. 210 South 12th also uniquely adopts a rotational geometry that maximizes daylight into the apartments and increases the number of dual-aspect corner units, where four corners do not define the building.

210 South 12th offers studio-to-two-bedroom apartments and a select number of three-bedroom penthouses, totaling 376 apartments. Pricing starts at $1,675, reflecting a commitment to offering luxurious modern living spaces with cutting-edge amenities. This development represents a significant investment in Philadelphia's rental market, setting a new standard for urban sustainability and upscale living.
