Tishman Speyer, a leading Manhattan-based real estate development and investment company, unveiled a curated collection of model residences designed by award-winning firm Michaelis Boyd for 11 Hoyt, the luxury residential development located at the crossroads of Downtown Brooklyn and brownstone Brooklyn. When it launched, 11 Hoyt brought a level of design expertise not yet seen in a high-rise residential tower in Brooklyn. MacArthur Fellow Jeanne Gang’s firm Studio Gang created the distinctive exterior architecture. London and New York-based Michaelis Boyd, known for Soho House locations and hospitality destinations around the world, designed the interiors for each residence and all the amenity spaces, and AD100 landscape architect Hollander Design designed the outdoor landscaping.

Rising 620 feet and 57 stories, 11 Hoyt’s gleaming scalloped façade has become instantly iconic against the Brooklyn skyline. It offers 481 studio- to four-bedroom homes, in addition to an expansive collection of more than 55,000 square feet of indoor and outdoor amenities, spaces designed for working, relaxing, exercising and socializing. One of 11 Hoyt’s most distinctive amenity features is an elevated private park for residents that is unlike any outdoor space in New York City. Measuring nearly 27,000-square-feet – almost a full city block - it is built atop a two-story base and surrounds the building. The building is available for immediate occupancy.

11 Hoyt provides 190 unique floor plans, and the property’s studio to 4-bedroom homes are offered in two distinct finish palettes—Heritage and Classic, each hand-selected by Michaelis Boyd. Homes feature 10-foot ceilings, and the custom design of the building’s exterior creates an additional living space on the inside of most residences: inhabitable window bays, providing built-in seating that allows residents to take in sweeping views of the Manhattan and Brooklyn skylines and New York Harbor. Kitchens feature custom Italian matte lacquer cabinets, honed Italian lava stone countertops and backsplashes, a premium suite of Bosch appliances, panelized and integrated refrigerators and dishwashers, and fully vented gas cooktops. Primary bathrooms feature bespoke vanities with custom frames and fixtures, grey Italian Bardiglio marble tub surrounds and marble floors with radiant-heating. Every home features Bosch washer and dryers, in addition to smart home technology including Latch entry door hardware and Ecobee thermostats.

Michaelis Boyd, known for its work with some of the world’s most stylish hotels and private clubs, also designed the building’s interiors with refined materials and impeccable details. The London and New York -based company’s global portfolio includes Soho House locations in Berlin, Los Angeles, and the Soho Farmhouse, London’s famed Groucho Club and the Williamsburg Hotel. As the firm’s first condominium development in New York, Michaelis Boyd took inspiration from quintessential Brooklyn living, with rich, tactile materials designed to age and patinate with time. From rustic woods to blackened metals and bronze hardware, all details were chosen to evoke a sense of Brooklyn’s industrial past. Each model residence located on the 40th floor, ranges from two to four-bedrooms, and combines open-plan living with statement furniture pieces to portray a unique theme in each home.

The “Heritage” units feature warm tones, stained woods and dark metalwork, whilst the “Classic” style combines lighter neutrals with sophisticated stainless-steel fittings and pale oak for a fresh and refined feel,” said Rina Kukaj, Director of Michaelis Boyd, New York.

Model Residence 40A

A 1,926 square-foot, four-bedroom, three-bathroom home featuring an open plan living area with a Classic palette kitchen, lounge and dining area overlooking the Brooklyn cityscape and of lower Manhattan. Each space in the home was designed with key furniture pieces to elicit a sense of comfort. The open chef’s kitchen is defined by a white crystal glass sphere suspension light by Suite NY, which hangs above the kitchen island. In the living room, a plush Cloud Modular sofa is framed with Lauren chairs and a reclaimed Russian Oak coffee table, both from Restoration Hardware. The dark and cozy media room is filled with plush pillows and cushions to add to the layering of rich materials.

An assortment of loose furniture pieces complements the deep-set window bay bench to provide plenty of comfortable seating options, perfect for entertaining. The guest room is filled with signature pieces like a Bergamot Dresser by CFC furniture and a plush velvet Andes bed anchored by two brushed brass side table lamps from Circa Lighting. A statement peacock motif armchair by Jeanneret Lounge ties the room together. The home also includes unexpected wallcoverings such as the graphic monochromatic lines from Lee Jofa in the hallway and a dusty pink wash effect from Drop it Modern in the teenager’s room to liven the walls and provide a pop of color. Central to the design of the teenager’s room is the bay window, which provides additional space for creativity and relaxation, away from the bed and desk. As the most textural room of this home, the design mixes cane lighting accessories with a silk bed throw, glass elements and a shearling rug. The result is a grown-up feel that retains a sense of playfulness that is expressed through the soft furnishings and the deep color of the patterned wallcovering.

Model Residence 40B
A 1,330 square foot, two-bedroom, two-bathroom home set in the Classic palette featuring stunning north and east views over the Brooklyn cityscape. This home was designed with “minimal, cool and slick” intentions. Upon entering the apartment, visitors in the foyer are met with the patterned monochrome wallcovering from Philip Jefferies. This residence showcases the multipurpose potential of the bay window bench. Due to its sheer length and depth, it functions as a seating area for both the lounge and the dining area, offering 180-degree views from its corner unit position. Lighting also plays an important role in delineating space - five dark glass spheres by Ladies and Gentlemen Studio are suspended above the Marino marble dining table, whilst brass spot fixtures light up the kitchen island.

In the open plan living and dining room, the Minotti sofa takes center stage and is complemented by carefully selected design pieces such as the Collection Particuliere coffee table by Christopher Delcourt and a Musa rug. The brass accents of the Kelly Wearstler bar stools contrast with the lavastone counter tops of the “Classic” kitchen palette. In the primary bedroom, neutral tones experiment with multiple textures - from the cane headboard bed from Radnar and textiles from Rug Company and Ferm Living - to the smooth black Sanora Side table from Future Perfect. The primary bedroom combines neutral tones with natural materials such as rattan, cane and linen that are offset by sophisticated accessories in darker accents and blackened metal.

Model Residence 40G
A three-bedroom, two-bathroom corner residence featuring a spacious layout complemented by stunning southern and western views over lower Manhattan, the Statue of Liberty, and brownstone Brooklyn. Clever placement of furniture pieces and integrated lighting help optimize the space of this residence. In the open kitchen area, the dining table by The Future Perfect sits close against the wall while France and Son chairs work alongside the window bay bench for additional seating space. In the living room, Sculptural furniture pieces include the Cherrybomb Floor Light from Lindsey Adelman and the reclaimed wooden spheres of the CFC coffee table to complement the abstract lines of the LIB collection Loloey Rug.

The primary bedroom is luxurious - heavily layered rich linens and woolen throws add texture to the smooth sheets. Statement pieces such as the Group armchair and bed by Philippe Malouin for SCP add a touch of masculine glamor. In the kids’ bedroom, playful jungle motifs are combined with a pale pastel palette and soft furnishings such as rugs, cushions and a comfortable shearling side chair. Bunk beds create added floor space for play and a canvas indoor teepee provides the ultimate hideout. The teenager’s room feels youthful - mixing urban industrial with vintage vibes through wooden dressers, a mix of Scandinavian and neon side table lightings and a leather and antique ebony bed by Restoration Hardware. There are references to Pop art greats and rock music icons - Warhol’s Campbell soup cans printed onto skateboards hanging from the walls and union jack motifs in the rugs and cushions - which also nod to the British origins of the interior designers Michaelis Boyd.
