If you’re seeking to own a slice of architectural history, the Richard Neutra–designed Branch House may be of interest. Dating back to the early 1940s, the multilevel residence sits perched on a lush, tree-filled lot in the Hollywood Hills, overlooking Nichols Canyon.

"The house is magical," says listing agent Angela Roessel. "Richard Neutra masterfully picked the location for one of the first houses built in the area. He oriented it beautifully towards the calming view over the trees."

Built in 1942, the dwelling was recently renovated by Minarc Architects, an internationally acclaimed firm based in Santa Monica. The team modernized the home while maintaining much of the original layout, prioritizing indoor/outdoor living. "Minarc enhanced the structure with a wall of glass that disappears and expands the living space to the backyard garden and pool," explains Roessel. "The surrounding trees help create a private oasis—one that feels like your own world."

Throughout the 3,300-square-foot interior, an open layout connects the spacious living areas. The main living room is bookended by a floor-to-ceiling fireplace and a polished Boffi kitchen, and it frames picturesque views of the terrace and canyons beyond.

The dining area sits beside the kitchen, which is equipped with top-of-the-line appliances and custom cabinetry. A wooden countertop cantilevers over the long, central island, offering additional space to gather and meal prep.
