The team replaced all the cabinetry and fixtures, and located the kitchen sink directly in front of a large window.
The architects worked closely with the clients to match the aesthetic of the vintage furniture they collect. The midcentury modern Danish chair, seen right, has been refurbished and reupholstered.

Kitchen
Since this home was primarily for the couple, rather than their grown children, they wanted a luxurious master bedroom. A Kichler fan circulates air above the bed.

In the master bedroom, a small, cramped closet was replaced with a wardrobe that is partially obscured by a slatted wooden screen that was built by Metalworks & Design Studio of Seattle. "The idea was you see through it, so in a sense it doesn't feel like a small space," Smith says.
The entrance opens to the living area, in which an I-beam stands where the kitchen enclosure was. “It was really tight, so we wanted to push back the wall that was in front of the door,” Julien says. The couple traded the old carpet for terrazzo flooring. Julien found the test bomb at an antiques mall.

Orpilla and Alexander’s first furniture purchase, a Christopher Deam credenza, now inspires a much larger collection of furniture.
“When we buy something new, it’s usually with the intent to replace something we are ready to part with. It’s a delicate balance of give-and-take.”
Bathroom
The custom zinc cabinets and quartzite countertops of Mark Berryman’s Tribeca apartment reflect the sun as it sets over Manhattan. Workstead designer Robert Highsmith kept the apartment’s original fir beams and painted its existing pipes Onyx by Benjamin Moore. The counter stools are by Sawkille, and the floors are white oak from LV Wood. The range is by Viking.

Stuth and Shelton’s dining area, like their bedroom, and the rest of their house, is a work in progress. The couple keeps an eye out for deals on materials to complete their laundry list of unfinished projects. Recently, a local surplus building supply happened to have just enough extra maple to finish their floors. They jumped on it. “We’re just waiting for the right opportunities,” Shelton says.
A peek into two rental units reveals simple but strong interiors. The architects clad the walls with polyurethane-coated plywood “to provide a durable and attractive finish and provide visual separation between the two levels in the high volume,” says Shelton.
Open shelving can cut both ways: Curate the air out of all your cool stuff and you're left with a gift shop, not a home; but beware piling everything into an open space for fear of a visual muddle. The residents of NHR strike a great balance of colorful activity without getting too precious. Neutral flooring, a dark wall help, and a blue Unfold pendant lamp from Muuto keep a sense of play without tipping into formless clutter.
The master bedroom includes an armoire by Kastella and a chandelier by Lambert & Fils. A portion of the ceiling was pared back to expose the underside of the original roof.

To adhere to Passivhaus standards, the house has a tightly-sealed shell, a smart ventilation system, and plenty of windows to let in natural light.
Concerned about the chemicals involved in laminate flooring, the couple chose to leave the concrete slab, the foundation of the home, exposed, almost eliminating flooring expenses. A local craftsman made the windows, using Texas pine for framing. The floor-to-ceiling windows, Pavonetti says, reduces the couple's need for lights.
“I love this low-level stair window. It’s at head height when you’re at the bottom of the stairs; it gives you a glimpse of, and connection to, the garden outside. Most of the windows capture what I’d call ‘hero shots,’ but some, like this one, are completely unexpected.”
