The single-volume home has been designed to appear to float over the lot on its deck. Ryan upgraded the existing foundation to support its passive design. "Originally, I wanted to make the whole house powered with wood pellets," he says. "But I decided against shoveling pellets in the snow. I'll get weird in a little bit less of a cold climate."

In this temperate, oceanside climate, the house relies on natural ventilation, with numerous operable windows.
In the living room, a new wall of glass connects the house to its landscape, while a family-heirlume Persian rug adds softness to the new ceramic tile floor.
The remodeled kitchen offers a whole corner of glass, and continues as a backsplash beneath the new cabinetry.
Relocating the kitchen to the southeast corner and removing a wall helped not only connect it to the rest of the house, but created a more cinematic view of the nearby wetlands.
The new master bedroom includes a bay window protruding outward from the original facade, making a window seat that frames a view of shore pines and the dunes.

Native New Yorkers, the Merola family have long held a tradition of spending summers in Rhode Island. When they learned the costs of renovating their existing cottage would significantly outweigh the benefits, they instead opted to build new. Oza Sabbeth Architects and the Brooklyn Home Company teamed up to create this 2,800-square-foot home in the Ditch Plains hamlet of Montauk, in Long Island, New York.
The kitchen is a balance of woods and stone, with marble on the large island and Naica quartzite in a leathered finish on the perimeter counters and backsplash. The stove hood is a custom plaster finish: “I was constantly looking for ways to add softness,” says interior designer Holly Waterfield.

“Opening the house to the southwest also gave the best chance of hearing the ocean noises in the house at night,” says Sabbeth. A Malm Firedrum 3 fireplace anchors the corner, with a cream Piero Lissoni sofa, coffee table by Andrianna Shamaris and leather Cassina chairs placed before it.
In the primary bedroom, a Woodsport bed is joined by a Noguchi pendant.
In the primary bathroom, the walls and ceiling are covered in tadelakt, a waterproof plaster, to soften the room. An Allied Maker like hangs overhead, and the stool is by Andrianna Shamaris.
The shower accesses an exterior deck via a door. “You're basically showering in the trees,” says Waterfield.

The Cotage
The view from Bruce's cabin is a sight for sore eyes. One of the outermost inhabited islands on the American eastern seaboard, Criehaven (technically Ragged Island) is located 20 miles off the Maine coast and one mile south of Matinicus Island.
When Alex or Bruce leave the island, closing up shop is as simple as sliding panels of corrugated metal into place to protect the windows.
The deck off the front is also minimally furnished with elegant lines of beach rock and two Leaf chairs by Arper.
For the spatially challenged, think vertically: lofted beds make every inch count.
Alex devised a system that takes advantage of ocean views while protecting the cottage from that same northeasterly orientation. The large windows and doors can be shuttered with corrugated aluminum panels.
Buyers should cast as wide a net as possible in terms of location and amenities.
A floor lamp nearly eight feet tall anchors the seating area in the living area. Ceilings that are 12 feet tall at the highest point help the room feel expansive. “We needed to find a way to define different areas in a relatively tight space,” Lachapelle says. It’s the clients’ first experience with an open floor plan. “We raised our kids in an old Victorian, and the farmhouse we live in now is chopped up into tiny rooms save for the studio we just added,” the husband says.
“Metaphorically, the cabin’s exterior is like a cut log,” Lane says. “The black-stained Western red cedar is the bark, and the Douglas fir siding under cover is the exposed wood once the log has been cut.” Beyond the house and native sod gardens, a meadowscape blends into the mature pine forest at the lakefront. “We wanted a woodland garden quality,” landscape architect Soren deNiord says.
DiNiord collaborated with craftsman Ken Hood to design the concrete bench with firewood storage and detachable wood back. Douglas fir columns along the walkway creates a colonnade. The mono-sloped roof is a nod to the long roofline of the original house that stood on the property. “Reducing the angles also reflects the strictness to budget,” the wife says.
While the owners really liked the idea of shou sugi ban, they opted for a more cost-effective black stain. The random-width, reverse board-and-batten siding reflects the wabi-sabi concept. “The builder said the math for the random siding was torturous,” the wife said. “We didn’t know how hard it was to make things look simple.” DeNiord planted hay-scented fern and lowbush blueberry sod around the house. “We didn't want any side of the house to feel unconsidered,” he says. As for the local boulders he placed around the house and terrace, he says, “They give the feeling that the house grew up around the outcroppings.”
