The ADU sits on a shallow perimeter stem wall with a slab-on-grade interior, framed in FSC-certified Douglas fir and reinforced with Simpson Strong-Tie hardware sized for seismic Zone 4. A high-performance envelope—ZIP System sheathing, rock-wool insulation, and a vented roof—meets Title 24, while interior finishes include oak built-ins, quartz counters, and period-appropriate Craftsman trim milled on-site. Mechanical systems feature a high-efficiency mini-split, low-flow fixtures, and a dedicated sub-panel ready for future solar.
