This remodel of a 1960's home is located in San Clemente, California. A small beach town that is south of Los Angeles and the last town of Orange County before San Diego County.
The owner bought the home because of its amazing location, the beach and down town area are both short walks away. The home was heavily overgrown when it went up for sale, but he managed to look through the trees and see the potential. A duplex with 2 bedrooms in the lower unit and 1 bedroom the upper unit.

The home had great bones but needed some attention. The landscape was the first to get cleaned up and that immediately revealed what had been hidden for so long. Pouring new hardscape around the home and the building of the air brick wall, captured space for outdoor seating and gave the home a presence on the corner of the street. Native grasses were planted on the slopes to provide a dynamic base for the home, that is constantly undulating in the wind. A new exterior color scheme with fresh paint brought the structure back to life and the potential was beginning to be realised.

The owner has an appreciation for the time period of the home and gave the brief to Eyoh Design to update but respect its past. Tasteful updates that feel like they would have fitted right into the 60's.
Updates were made to the layout of the spaces, such as opening the kitchen up to the living and reorganizing the layout of the bathrooms. Exposing and polishing the existing slab gave it a modern feel while adding a dark wood baseboard to the white wall tied it back to the time period. New tile and cabinetry throughout the home accompanied by details that resemble the past.

The home has the updated modern open-plan living feeling, yet stays true to its past with the details and furnishings. Acting as the buildings lung, the courtyard provides all the spaces with natural light and ventilation. The courtyard also is a second living room as the beautifully temperate climate of California allows for outdoor living all year around.
