Step inside this one-of-a-kind duplex residence perfectly situated on one of Tribeca’s best blocks offering a unique history and design, and an impeccable gut-renovation. This gem is distinctive in every way, boasting two expansive stories of authentic loft living with triple exposures, a completely separate finely renovated duplex studio annex, and a beautiful building rooftop garden.

This quintessential primary home and live-work space was transformed by notable architect David Bers and has received multiple design and architectural awards, incorporating careful design details throughout, state-of-the-art controls and technology, a thoughtful lighting design, and renewable materials.

Imagined for living and entertaining, the expansive living area features a 40’-long open great room marked by high beamed ceilings, custom built-ins and wall of south-facing windows. The architect, David Bers, created a stylish open-floor living area to maximize the impression of spaciousness. David noted, “We accomplished this by preserving the open loft, reducing halls and corridors, and allowing open views from end to end. Our plan was to expose the building’s original structure from the front to the back of the loft by emphasizing this beamed pattern through lighting. As a result, the apartment immediately feels unusually expansive.”

Culinary creations are inspired in the chef’s kitchen appointed with thoughtful cabinetry storage and a massive custom center island. The other end of the sprawling loft floor is made up of a guest bedroom, tatami room, and guest bath. A flexible eight-mat Tatami room is used for exercise, dining, play, entertaining and sleeping.

Created with the utmost privacy in mind, the primary bedroom suite feels like a separate apartment within the residence. Sleeping, dressing and bathroom are designed to either flow together seamlessly or have various levels of privacy created through the use of sliding partitions. The bath features uniquely luxurious amenities: a freestanding trough-style tub, oversized open shower, solid soapstone vanity and sinks, a separate water closet with full function Toto washlet.

A sleek staircase and a separate entrance access the apartment’s lower level, a children’s paradise with a homeschool area, media room, and kitchenette. Designed to allow creativity and individuality, the three private children’s rooms feature individual built-in beds with closets and dressers.

Built in 1940 as a textile warehouse and converted to a boutique condominium in 2001, 16 Desbrosses Street in prime West Tribeca is a 6-story elevator building with a superintendent, generous dedicated storage and a beautiful planted rooftop terrace. The coveted location on a quaint cobblestoned block is central to Tribeca and Soho, convenient to Hudson River Park, public transportation, and a wealth of shops and restaurants.
