One of the key innovations in Timber House is the use of cross-laminated timber (CLT). Wood has always been revered for its durability and beauty, and with advancements in construction technology, it has become an even more versatile building material. CLT panels, made by layering wood with alternating grains and gluing them together under pressure, create solid, beautiful panels that can rival concrete and steel in strength.

"Our goal was to create a diverse collection of innovative, high-quality homes that fulfilled the needs of the evolving community. Building with CLT allowed us to create homes that you couldn’t get anywhere else and that supported the community both environmentally and socially," explains Lenny Moy.

The development utilizes 2,842 cubic meters of Cross-Laminated Timber (CLT), effectively removing 2,842 tonnes of carbon from the environment. By using wood sourced from sustainably logged forests in Castlegar, BC, Timber House ensures the preservation of biodiversity and cultural heritage while creating homes for future generations. The impact of this sustainable choice is significant, equivalent to removing 617 cars from the road for a year, producing 421,185 fewer t-shirts, or planting and growing 129,277 trees for a year.

"Building with mass timber and CLT specifically is faster than traditional methods as the CLT panels, which make up the structural components of the building, come custom made from the mill where they are manufactured," adds Lenny Moy.

Timber House's strategic orientation is designed to maximize views, sunlight, and proximity to the Fraser riverfront along which the community is positioned. The community's heart lies in its green central courtyard, offering a vibrant gathering place with views of the river. The exterior architecture is striking and warm, featuring a modular design that adds to its unique statement.
