The Victor, designed by Dynia Architects, is a 40,000 GSF condominium-designed, luxury apartment building with a ground-floor office space, located in the heart of Denver.
Featuring a simple palette of materials with a starkly, unapologetically modern design by Dynia, The Victor’s design is restrained to simple geometries and clean lines without ornament and draws parallels to the early mid-century Italian Rationalist movement.
The five-story building, featuring units that range from studio to two-bedrooms with roof decks, was named in honor of Victor Hornbein, a well-known Denver architect that built a variety of buildings and residences throughout the city, including the office building that previously occupied the site.
The building is divided into layers: ground level, a parking level, and residential volume that places the 26 living units in a crisp, three-story volume that ‘floats’ over a concrete base containing commercial uses. These elements are separated by a level of parking – a void that creates the sense of the weightlessness of the upper volume.
The unit plans interlock to provide a variety of types and sizes to accommodate varying residential needs and are punctuated by a light well on the backside of the building giving daylight to the corridors as well as the units. All of the units have generous balconies. The top level corner units have spiral stairs from the balconies to a private roof garden.
The materiality is an important feature of the building, the elevated volume is notable for the perfection of the stucco system which creates a clean, modern appearance. This is in vivid contrast to the ‘rustic’ board formed concrete and glass base. The building stands out from the many multifamily structures for its well detailed simplicity.
