Otzacatipan, is a project that was born from the need for a multipurpose building where the challenge to face was the size of the land, having a space of 168 square meters, and planning limitations.
Designing commercial, housing and residential spaces in the same project and with these limitations, have led to this result, a comprehensive project that meets these needs, where the transition between sections is achieved through a common patio and shared stairs that distribute to the occupants through the different levels of the project.
In order to achieve integration with the environment and not generate a white elephant in the area, a sober design was chosen, lacking in ornamentation but at the same time using details (such as planters at different levels) on the main façade, which in addition to generate a different visual aspect, they also help with ventilation, as well as the lattice proposed on one of the sides, which naturally ventilates and illuminates the stairwell that communicates the entire development of the project.
This is how Otzacatipan could be defined as a project that integrates and satisfies the needs of different types of users in a limited area, but still manages to be a benchmark for future projects.
