ÖÖD will provide its mirror houses to local hospitality operators and cover the expenses for the house, a sauna, and also the transport. The partners have to qualify through beautiful locations, proven operations, and provide utilities unless off-grid operated. Partnership model is made for operating businesses like golf centers, vineyards, ski centers, organic farms etc. To make the economics work for both parties, ÖÖD leaves up to 70% of the net rent to the operator and receives the rest to cover its upfront investment.

In this exact way, two new mirror houses popped up on London film producer Maria Tamander's property Pilguse Residency, which is located on the most western coastline of the Estonian island Saaremaa. Pilguse Manor dates back to 1558 and is set in 90 hectares of absolutely gorgeous land, which now is complemented by 2 unique ÖÖD Mirror Houses financed by ÖÖD on a revenue-sharing basis.

There are not many places left like this in Europe or even the world like Pilguse. It is surrounded by endless nature, and lakes, and has easy access to the Baltic Sea. Because of the tranquillity and sustainable way of life the West Estonian Archipelago is part of the UNESCO Man and Biosphere reserve.

The goal of the ÖÖD house designs have always been to seamlessly blend into the nature without hurting it. On the mirror facades ÖÖD applies light reflecting film stickers, which humans can't see but birds can. So birds understand that there is an object in their way, and they'll change direction and don’t fly directly into the glass. This way ÖÖD design is in harmony with nature while reflecting the beauty of it and keeping a low visual footprint.

ÖÖD Partnership is ideal for existing hospitality operators who have land and operate the Houses. ÖÖD finances the Mirror House to the location in return for a revenue share. A great, investment-light way to generate additional income and support existing business, be it a destination restaurant, scenic golf club, vineyard, countryside estate, or farm.

Although Pilguse is a private and secluded location, it’s fairly easy to get to – a 40-minute flight from Tallinn and then a 30-minute drive, and you feel like you have reached the end of the world. The place offers a fully bespoke experience. Scandinavian-inspired interiors are a theme that runs throughout the accommodation, restaurant & bar, screening room, individual greenhouses with fireplaces as well as the larger more rustic spaces in the old Carriage house and the Barn, unique smoke- & regular wood heated saunas, hot tub with natural spring experiences all in beautiful settings. The owner Maria Tamander says that ÖÖD mirror houses not only has a great design but also a great finish and a look that is very much in line with their concept. Maria explained that they were looking for alternative accommodation to supplement the rooms they have at the hotel, which would allow them to cater for a wider group of guests and offer something closer to nature. She has always kept an eye on Estonian design that you can integrate into nature and in this field ÖÖD holds a very high standard.

The ÖÖD concept was a great solution and quick to get up and running. Maria discussed it with the environmental department and heritage, so the location options were narrowed down quite quickly, but the end result exceeded expectations.

‘’Before seeing the mirror houses in their spot, it was a challenge to imagine what the effect of the reflection of the surrounding nature actually feels like. It's quite something to be in a space with such large windows, where you can experience different seasons and weather. The interior is well balanced, and you even have a small seating area next to the bed. The mirror houses are very compact and nice.

We installed the mirror houses the day before our first bookings, and since then, they have been booked non-stop. If guests aren't staying there, we include a quick presentation of the mirror houses on our regular tour of the Pilguse Manor.

The customer feedback has been overwhelmingly positive. People love the interior; simple and clean Scandinavian design furniture works very well, and the bathroom always gets an OMG response! During summer, it's really nice that the room is cool inside, even when it is 30 degrees outside. Customers also like the fireplace we added nearby.’’ explains Maria Tamander, owner of Pilguse Residency.

ÖÖD has already more than 30 partnership houses contracted across England, Mexico, Scotland, Finland, Norway, and Estonia and actively looking to team up with selective hospitality businesses across the globe to create unique accommodation experiences.
