Set back from the street in Denver’s Sunnyside neighborhood, this fully renovated home explores how quiet materials, natural light, and spacious proportions can create calm in the middle of a city. Developer Andrew Katz—who draws on Japanese design traditions and the spatial philosophy of ma—approached the project with a simple goal: eliminate anything unnecessary and let the light do the work.

Inside, sunlight moves across white oak floors, softening as it passes over warm finished walls. The home’s layout favors balance: two primary suites bookend the home, each with walk-in closets and tiled bathrooms designed for utility and flow. Two more bedrooms and bathrooms round out the plan, allowing for flexibility without crowding the space.

The kitchen, which anchors the home, centers on a monolithic quartz island and is outfitted with matte-finish cabinetry, integrated appliances, and a deep farmhouse sink. “We didn’t want anything to stand out on its own,” says Katz. “The goal was a feeling, not a look.”

On the lower level, a family room anchors the space. A built-in bar and flexible suite offer added functionality without overwhelming the architecture. The entire space maintains a restrained palette—oak, plaster, tile, filtered daylight—creating a consistent rhythm from room to room.

Outside, the backyard stretches long and open. Plantings are minimal. Boundaries are soft. At the far edge of the property, the city fades. In a neighborhood defined by movement and access, this space offers something rarer: stillness, sunlight, and room to breathe.
