Jardim Paulistano Residence

Located in challenging terrain, residence combines simple lines and transparency

Designing a house in a 415m² plot, 9.5m wide by 32m deep, was a great challenge for Perkins&Will’s designers in São Paulo. How to fit a complex residential program of approximately 600 square meters on this narrow terrain while keeping it integrated and communicated?

For such, the program was divided according to the level of integration or privacy that each use demands. On the ground floor, the common and reception areas are merged with an external green area: a cozy receptive space, with balcony, and a dining room. The pavement also holds all service areas, such as the kitchen. On the first floor, the arrival is in a family room, which distributes circulation to the bedrooms and office. Finally, the third and last floor conts with a superior living room and a deck that leads to the pool and spa area. An open staircase with natural lighting connects all levels while offering a pleasant view from the gardens.

For all environments to work harmoniously, the uses were designed in a way to comply with their functional needs, and at the same time generate very clear volumes on the façade. Therefore, the ground floor is almost completely open to integrate with other external areas. On the other hand, the first-floor bedroom has bifold louvers, which allow both a completely open (and thus integrated into the environment) or totally closed option, favoring privacy. In addition to the transparency always present (including the guardrail), the painted corten steel structure and exposed concrete help to create the warm yet modern atmosphere of the residence.
