An artist and an architect built their home, studios, and an exhibition space inside a lushly landscaped Antwerp warehouse.

The ground floor’s adjoining staircase, as well as the kitchen cabinets and tables, can be adjusted depending the homeowner's preferences. “The design of the house is an attempt to respond to [French novelist] Georges Perec’s question, ‘We should learn to live more on staircases. But how?’” Simpson says.

Go mobile whenever possible so you can arrange furniture to suit your needs. If you’re entertaining, it's great to be able to roll chairs, the couch, the dining table, etc. into different positions. Adding casters to existing furniture is very easy as they come in a variety of sizes and colors. The spoked cast iron casters shown here are great for an industrial feel.

Interior designer Danielle Roberts sought practical materials for the living room, such as custom wide-wale upholstery for a CB2 sofa. The fallen-wood coffee table is by St. Louis–based designer David Stine; the chair is by Hans Wegner for Carl Hansen & Søn.

The kitchen is from Ikea and the dining chairs by Arne Jacobsen, but the table is pure Bornstein.

The courtyard acts like an outdoor living room, where the Arnolds’ daughter, Josie, plays freely, safe from nearby traffic. The family dines here most of the year at the custom-designed wood-and-steel table. The picnic table set reappropriates the century-old eucalyptus tree that once grew on the site.

The dining room serves as the hub for all activity. Original Series 7 chairs by Arne Jacobsen complement a table Maynard designed and dubbed the “Zero Waste Table,” since it utilizes every inch of a large wood sheet. To the right, a sliding door opens to the garden.

The city’s public water can be unreliable, so he has a large drum that stores his supply for dry days. The drum is secured by three reinforced concrete columns hidden from view. His deck is plywood and elevated just above the ground by posts underneath. The pillows also come from Saintil and the table is an IKEA frame on casters that Azor installed.

When it comes to an alarm clock, Santos says, “Just because it wakes you up every morning doesn't mean it has to be ugly. Make your alarm clock work for your schedule and your decor.” Designed by Arne Jacobsen in 1956, the City Hall Alarm Clock is a companion to Jacobsen’s iconic wall version, originally designed for the Rodovre City Hall building in Copenhagen.

The table’s base, which itself is an additional storage container, rolls easily into place to support the surface.

Located just off the kitchen, this room was originally designed for dining—the adjustable Ligne Roset Crescendo coffee table can be raised to 28.75 inches—but most days Bill and Abbie prefer to eat outside or at their casual Caesarstone-topped kitchen island. Today the space serves as a sunny reading spot and guest room, with a convertible futon (from Ligne Roset, since discontinued) and a set of leather-and-steel Paulistano armchairs from Design Within Reach.

Designed by Pablo and Fernando Pardo with sustainability in mind, the lamp was created with a small footprint and a compact, energy-saving LED light. The front hallway links the living room to the kitchen and dining area. The existing apartment was originally a manufacturing loft space. NYC lofts being long and narrow with windows typically only at the front and rear façades can be somewhat dark. With this in mind we designed the apartment to have light filled spaces via rooftop skylights. Here a photo series by Bernd and Hilla Becher are washed with natural light from a large drum skylight not yet visible from this perspective. The hallway ceiling echoes the drum skylight with Munkegaard fixtures, one of our favorites from Louis Poulsen.

Elsewhere, the blocks accommodate other uses, like support for a built-in table and benches in the kitchen and a rooftop observatory (next slide) for watching the sun set over the Ilaló volcano.

If their everyday mantra sounds something like "reduce, reuse, recycle," these eco-conscious gifts won’t weigh on their conscience.

In the master bedroom, a Hästens bed is paired with an AJ sconce by Arne Jacobsen for Louis Poulsen. A vintage poster for the 1968 French film Stolen Kisses is a nod to Fabian’s career in advertising, as well as the time period in which the apartment was built.

Next to the kitchen, Eames and Jacobsen chairs welcome dinner guests to the dining-room table. The back wall is covered in particleboard panels.

For Gabriel Ramirez and his partner Sarah Mason Williams, following the Sea Ranch rules—local covenants guide new designs—didn’t mean slipping into Sea Ranch clichés. The architects love Cor-Ten steel, with its ruddy and almost organic surface, and they made it the main exterior material, along with board-formed concrete and ipe wood. The Cor-Ten, which quickly turned an autumnal rust in the sea air, and the concrete, with its grain and crannies, mean the house isn’t a pristine box, Ramirez says. His Neutra house “was very crisp and clean,” he says. “This house is more distressed, more wabi-sabi.”

Deam also designed all of the built-in furniture, including this bedside console that features an Arne Jacobsen sconce.

Fabric options include light pink, mint blue, ochre, and sand.

In the living room, guests gather on a matching ebony sofa and daybed from Hudson and a pair of Jorge Zalszupin lounge chairs. An Yves Klein coffee table—filled with the artist’s signature International Klein Blue pigment— provides a vivid burst amid otherwise organic tones. The walnut-and-bronze cabinetry is a custom design.

All fabrics, including the standard light pink, are in the felt-like Divina MD.

A New York City apartment with walnut upper kitchen cabinets has a stainless-steel backsplash that ties into the finish of the fridge and the lower cabinets. The walnut dining room table does quadruple duty as a work station and storage unit, and an eating and entertaining area.
