The glazed wall separating the apartment from the street was required, since the code otherwise requires the street front to be occupied by businesses.
The star of the home is a two-story garden room. A wall of floor-to-ceiling windows ushers sunlight into the voluminous space, from which several other living areas branch off.
For this Eichler remodel, the objective was to respect the original bones with more thoughtful updates than what had come before. "Our goal was to design a beautiful mix of finishes that respected the timeless design intention of Eichler homes," say Sommer and Costello. "Rather than focus purely on historical renovation, we wanted to update the finishes and layout to ensure it lives on for the next generation."
Revised landscaping at the back of the house enhances the indoor/outdoor feel of the home’s original architecture. The rug is from Target and the Mobile Chandelier is from West Elm.
"Our team selected furniture and décor that would give the home a modern, midcentury vibe while still feeling invitingly livable and current," says the firm. The couch is the Echo Sofa from Article.

Finding a wheelchair accessible home in New York City can be a challenge, but after a diving accident left David Carmel paralyzed from the waist down, Carmel knew he was looking for a home that was "accessible but not institutional." Working with Della Valle Bernheimer, they made an apartment that is both beautiful and accessible, with a lightweight sliding wall that closes off the bedroom from the living area.
Alchemy Builders installed the roof and windows using traditional materials and building methods.
The home in Austin is approximately 350 square feet and features two rooms, with an interior partition made from the same 3D-printed mortar as the exterior walls.

When the husband-and-wife team behind Austin-based Co(X)ist Studio set out to remodel their 1962 ranch-style house, they wanted to update it to suit their modern lifestyles—as well as demonstrate the design sensibilities of their young firm. The original home was dim, compartmentalized, and disconnected from the outdoors. Architects Frank and Megan Lin opened up the floor plan, created an addition, and built an expansive back porch, using several reclaimed materials in the process.
The post-and-beam construction is highlighted by the use of white paint against the ceiling's natural wood finish, creating a chic, modern look.

The Ace Hotel New Orleans in New Orleans, Louisiana
The upper level is home to the dining room, living room, and kitchen.
The floor in which the living and dining rooms are located on is made of reclaimed wood. The space takes on a midcentury vibe and has been furnished with pieces from Brazilian designers from the 1950s and 60s, such as Jorge Zalszupin and Sergio Rodrigues.
In the living room, guests gather on a matching ebony sofa and daybed from Hudson and a pair of Jorge Zalszupin lounge chairs. An Yves Klein coffee table—filled with the artist’s signature International Klein Blue pigment— provides a vivid burst amid otherwise organic tones. The walnut-and-bronze cabinetry is a custom design.
“With a single contribution of natural light -- the windowed facade facing street -- the apartment is designed to be 'turned' towards this light, with its glass rooms. Elements holding the old garage function were kept as witnesses and graphic structures of the apartment,” says Pelcé.

The open layout on the main level includes the living room with a fireplace, the dining room, and the kitchen.
Lodging at the hostel includes 12 suites that are outfitted with 65 custom-built beds tucked into handcrafted bunks complete with privacy curtains, a lamp, and plug. A communal "Romper Room" includes eight single beds tucked into handcrafted bunks, a California king-sized bed, sofas, three full bathrooms, and 1,000 square feet of space for those "rock star nights."
More than just lodging, Native also offers a cafe and parlor lounge for co-working, a bar and kitchen that serves craft cocktails and cuisine by executive chef Virginia Pharr, and a 3,500-square-foot, multipurpose event space.
Room 1, located on the 2nd floor, blends industrial detailing with exposed brick walls, polished concrete floors, rich textile finishes, and a custom walnut bed.
In the living room, Samuel painted the exposed wood and stonework to unify the space and let the original texture step forward. (The wood had been painted already by previous owners.) A custom ten-foot sofa sits below the window and the green canvas armchairs are from Urban Outfitters.
A neutral palette for furniture keeps the interior feeling light and sun-drenched.
Built in wood shelving sits below clerestory windows, opposite a large brick fireplace with a sculptural chute. Expansive windows provide views of the Bay beyond.
