Upon entering the home, guests are welcomed to a spacious, open-plan kitchen and dining area.
Like many other rooms in Milwood Residence by Mayes Office, the dining room is open and flows freely into the kitchen area. High ceilings and large windows connect the home to the outdoors.
Located on the 35th floor, The Fleur Room is a raucous rooftop bar. Rich, textured details like a copper-clad bar, embossed leather seating, floral-patterned velvet, and a chandelier shaped like water droplets cement the hotel’s florid, unabashed style. On the opposite side of the bar, guests take in views of the NYC skyline from a glass lounge with retractable wall, and a funky disco ball salvaged from 1980s L.A. nightclub Vertigo presides over a hip, art-school crowd.

Fotsch reframed the upper-level floor system to maximize the height of the doors and take them all the way to the ceiling. The expansive multi-slide doors from Kolbe provide a seamless transition to the outdoors and an uninterrupted view.

On the ground floor adjacent to the open living and dining room, a tall black bookcase defines the stair, housing the owners’ colourful books and small collectibles.

The photo also highlights our use of multiple styles of architectural lighting: tape-in recessed LED downlight, surface mounted and pendent fixtures combine to create a warm modern environment.

The custom island provides bar-top seating, as well as dining space. A more formal dining space is revealed beyond, complete with a similar chandelier.
A skylight was added over the dining table to further increase the amount of natural lighting. A bridge between new and old was created by using the timber from a beam that was removed where the kitchen opens to the dining area.
The custom-designed wood-burning fireplace was made in Italy.
The bright and airy open floor plan features hardwood floors that are made from reclaimed wood from Kentucky horse farm fences. Shown is a reclaimed wood dining room table by Rework Collective and a biophilic chandelier from Honest Home by local Artist Leah Naomi.

Eames molded plywood chairs are arranged around a round midcentury-modern dining table.
Silver opened the kitchen to the dining room, creating the sense of one big space with a seamless flow. He also inserted sliding doors to an exterior patio.

The living room, kitchen, and dining room sit below street level in an open, communal area. A large, operable skylight measuring six by three meters allows light to stream over the dining table—the four glass panes had to be craned over the neighboring buildings.

In the dining area, a Campo d’oro table from De Padova is ringed by vintage Michael Thonet Bentwood chairs. The kitchen features b3 cabinets by Bulthaup and custom stainless-steel countertops. The red Stool_One counter stools are by Konstantin Grcic for Magis.
The Kvadrat curtain is based on an unrealized detail from the original architect’s notes. The Carbon Chair is by Bertjan Pot and Marcel Wanders and the Treeflower stool is by Company.

The kitchen also displays a reliance on natural materials and soft colors. For the wine storage area, Roundabout Studio used reclaimed wood from the original building. The new dining room table also utilizes repurposed studs salvaged from the building’s demolition. The kitchen stools are from Avenue Road, the dining room table is custom, and the pendant light is from Dark Tools.

Beams extending from the kitchen floor give the impression of an oversize butcher-block stage for a custom walnut-slab table and a dozen Molded Plastic chairs by Charles and Ray Eames for Herman Miller.
A set of Eames molded-plastic bar stools line the Caesarstone countertop in the kitchen.
Parents Mitra and Sasan Nakhshab join sons Nima and Soheil (with daughter, Sofia) and Soheil’s girlfriend, Susana Mora (with son, Shayan), on the main floor.
