Each student room has a dedicated workspace that's clean, bright, and functional. Objects and furniture had to be carefully selected or designed to make the apartment work: for instance, the steel desk was custom designed by Wierciński’s firm to double as a radiator cover.

Utilities, such as the radiators, were recessed from view.

Beneath the windows in the living room and the bedroom is the clever built-in radiator screen/storage system designed by Joshua Pulver and Mike. The bedroom dresser is vintage Russel Wright.

The home is heated with a high-efficiency gas boiler. The ground floor has underfloor heating, and the upper level features planar radiators.

The Little Space has fully insulated perimeter walls and is heated with a single radiator. New radiant heating in an exposed concrete floor was also provided for the bathroom.

One vignette, propped up on a radiator, features a pot by Isaac Nichols, a rope basket by Trish Andersen, and a crystal from Sprout Home.

All spaces have Boffi Air ceiling fans. In the winter, heating is provided by hydronic radiators, which are fed from a solar hot water system and a heat exchanger.

The master bedroom looks onto the roof garden and the backyard beyond. Under the window, built-in cabinetry also hides the radiator.

The boat is heated by a Webasto high-performance water heating system and calorifier, and has radiators throughout. Its 4x 130w solar panels allow for 100-percent off-grid living.

A single blue column divides the space, with the teal entrance to the left. The two tinted gold mirrors are strategically placed to reflect light throughout the space and create moments of surprise. The bright blue radiator turns a pragmatic utility into a statement feature.

A steel I-beam was exposed during the renovation, and McManus and Drew opted to leave it that way, as it complemented the radiators and pipes that remain in their raw state elsewhere in the apartment. The general contractor, Eze Bongo, constructed the bamboo plywood desk.

The structure of the coop was inspired by the new bus shelters and newsstands in New York City.

Glass elements not only allude to the ocean, but also lend a fresh look to some of the rooms. Here, Trend glass mosaic tiles brighten up the bathroom. Axor fixtures from Hansgrohe stand next to a minimalist radiator from Zehnder.

A second floor bedroom shows the new windows within the restored cantilevered bay. There is a radiator beneath the walnut window surround with slatted openings in the walnut at the back, for air circulation.

Custom shelving now flanks the fireplace, now composed of encaustic tile from the Cement Tile Shop and a marble hearth. A floating cabinet on one side balances an uncovered radiator on the other, and Benjamin Moore’s Chantilly Lace unifies the scheme. Throughout the first floor, Bona Traffic white oak floors with a matte finish is laid in a herringbone pattern.

Ben and Emilio wheeled sheets of MDF over from a nearby Home Depot to create the radiator cover. They perforated the sheets by hand on the roof just beyond the windows. The total project cost around $350.

Keep the Home Fires Burning Using wood for heat and energy keeps the Wadhams’ environmental footprint small and helps avoid the use of coal- or nuclear-powered electricity. Come winter, the couple relies on an Esse wood-burning stove for cooking, heating, and feeding a set of small radiators. In summer, they use the stove’s electric component, which is powered by solar energy.

Radiator enclosure

A band of precast concrete, which holds a custom bench, wraps around the downstairs living area. The striped cushion fabric was purchased in Antwerp. A wood-framed AP71 lounge chair by Hans Wegner and a seat by Wim Rietveld, the son of famed Dutch designer Gerrit Rietveld, outfit the space. Underfloor heating installed throughout the house allows for a flexible layout: “There aren’t any radiators cluttering up the rooms,” Jeffries explains.

In the bedroom, an open closet with built-in shelving leads to the master bathroom. Thinking of all the loft's components as part of a whole was critical to the renovation. "The space is clean and simple, but that is only possible because of the attention paid to eliminating visual clutter that often comes from typical detailing," Breitner says. "The HVAC, floor outlets, door detailing, wall reveal base, recessed glazing channel, and radiator covers could look like clutter. We integrated it into the architecture." Photo by Frank Oudeman.
