A contemporary project by Boffi Georgetown, this 1,950-square-foot waterfront condo in Georgetown, DC was transformed into a cutting-edge modern space with two bedrooms, three bathrooms and 14 custom closets—all without a single piece of trim on the doors, windows, floors or cabinets. Its south-facing, floor-to-ceiling windows overlook a roof garden which leads straight out to the Potomac River.

Downsizing from a 6,000-square-foot Queen Anne-style Victorian single-family home, the owners realized they wanted to streamline their possessions and change their design style to modernize everything in their new space. They started working with Julia Walter, Managing Director at Boffi Georgetown, to design the new space to have a clean almost commercial look.


Flooring was removed and replaced with 30x30-inch soft gray porcelain tile, doors were taken out to eliminate frames, hallways were widened, ceilings were raised, moldings and baseboards were removed and LED lighting was installed throughout. As the previous kitchen wasn’t functional, Walter designed a larger space with an island facing the living area. The white matte cabinets are a (next generation acrylic resin) man-made material with laser-cut edges that match the Silestone counters and sink. The owners wanted clean lines so everything in the kitchen is the same white material withrecessed handrail detail for doors and drawers to open them—no handles. One row of upper kitchen cabinets is gray to provide contrast, along with the back of the kitchen island to transition into the living area.


The contemporary style and white and soft gray color scheme extends throughout the condo and into the bathrooms which were dated with heavy marble. Walter reduced the amount of tile on the walls for a more modern style, installing a free-standing soaking tub and a frameless, glass-enclosed shower in the master bath. European-style toilets are wall-mounted along with most new bathroom cabinets.


An essential part of this remodel included designing 14 custom closets to help with the owners’ downsizing efforts and to maximize organizational systems. Every closet was designed by Walter with shelves, hanging rods and drawers, and by matching the wall color and the closet doors, she made the closets less noticeable overall. She installed a foldable ironing board in the laundry closet, created special drawers for art and office supplies in the office and built a “garage” for the owners’ dog stroller.
