AIRE Santa Monica, one of few new construction residential offerings in the beachside city, captures its quintessential outdoor lifestyle with breezy, light-maximizing, indoor/outdoor living spaces. Featuring intelligent, open-plan design by the award-winning John Friedman Alice Kimm Architects (JFAK), AIRE consists of 19 townhomes and garden flats centered around a central, open-air courtyard. As Alice Kimm explains, the project was envisioned to provide a sense of community and a strong relationship to the outdoors.
In the residences themselves, the focus was on the quality of light in the living spaces. Each was configured to provide light from more than one orientation wherever possible, whether through clerestory windows, skylights or multiple windows. Kimm says this allows the light to penetrate deeper, adding a vibrancy and dynamic energy to each room. The residences are very open, clean and minimalistic with expansive gallery walls, ideal for owners to display an extensive art collection.
Multi-story townhomes feature three bedrooms, three- and four-bath options, double-height ceilings, and two-level rooftop decks with views of the Pacific Ocean, Century City, and Hollywood Hills. Single-story garden flats feature two bedrooms, two baths and expanded outdoor living areas that border the central courtyard. Among the design features and amenities are German-made Leicht cabinetry, Caesarstone countertops, wide-plank French, white oak flooring, Viking Professional and LG Smart Technology appliances.
Welcoming residents home, a gated entry with a living, green wall leads to the courtyard, a vibrant outdoor space that inspires engagement with casual seating areas, garden, and water features. The exterior of the project has a sculptural feel to it and is very three dimensional. Blocks of color, volume and angles help give the facade a dynamic presence on the street, which, as Kimm explains, makes the building appear to be a living, breathing entity.
Environmental sensitivity is woven into all aspects of the design, with sustainably forested or recycled materials, drought-tolerant landscaping, and non-toxic paints and sealants used throughout. To promote car-less travel, two bikes are provided for each residence, with a bike room for tune-ups and storage located in the subterranean parking garage. From its much sought-after, central location, AIRE offers a highly bikeable and walkable lifestyle, situated within minutes of the shopping, dining, entertainment, beaches, parks and fitness offerings of Santa Monica and L.A.’s Westside.
