This project involved the renovation and addition to an existing residence that is located on the boardwalk of the New Jersey shore. The owners are a married couple without children who have been vacationing in this area for 30 years. They wished to create a home to use as a retreat as well as a place to entertain family and friends.

The existing structure is turned slightly from the property lines and is on a narrow lot that is bounded by adjacent structures. There are very restrictive zoning and flood management requirements which prevented the project from being extended vertically or to the east (the ocean side).

These restrictive conditions as well as the requirement for on-site parking ended up generating a design which created tension between the geometry of old and new as well as explored the layering of forms. A single structural column holding up the addition to the west and the extension of a louvered trellis anchored into the structure at the east elevation elongates the form and gives it the lightness one feels from nature at the site.

The addition of a roof terrace allowed usable space where zoning would not permit enclosed space. The roof deck provides a view of the ocean when others are blocked by pedestrians on the boardwalk and an area free of shadows from adjacent structures.

Three bedrooms were created including a master bedroom suite, which allowed privacy for the owners as well as allowing each of the owners to hold to their own schedule. A multi purpose (cooking, eating, and living) room allowed for a more spacious feeling structure as well as providing the interactions with guests that the owners required.
