The old wood floors throughout the open-plan space are painted a dark eggplant. The vintage PP19 armchair is by Hans J. Wegner for PP Møbler. The painting above it is by Ruben Toledo, a friend of Peter Fehrentz, the resident. A trio of Tom Dixon lights hangs over the Pirkka dining table, with bench seating by Ilmari Tapiovaara for Artek. The Berber rug is from Morocco, purchased from the Paris shop Caravane.

Built in 1955, the Koerner House was designed by renowned architect E. Stewart Williams, whose distinct midcentury modern style significantly shaped the Coachella Valley’s architectural landscape. Interiors feature Williams’ iconic architectural details, including natural teak wood paneling; built-in cabinetry, credenzas, and vanities; wood ceilings; slump stone walls and fireplace; clerestory windows; board-and-batten redwood siding; and original fixtures. The kitchen has been updated and renovated with modern appliances and stone countertops, but retains its original cabinetry.

"A steep or unstable site can make it difficult and costly to seismically retrofit a structure, or stabilize the site,” says Thomas Schaer at SHED Architecture and Design, a Seattle-based firm with extensive experience in adaptive reuse, as well as midcentury remodel. “There also may be land-use code provisions that limit or prevent development on the lot."

If you have the time, it's also a good idea to remove all the items from your cabinets, wardrobes, and dressers to clean the insides with a rag that has been dampened with mild soapy water.

"There is a moment when the sun enters through the bathroom skylight when you can feel the stillness and calm settle over you," says Studio PCH founder and principal Severine Tatangelo. "That’s the sensibility we aimed to capture in the rooms, patios, and gardens that really makes Nobu Ryokan a retreat destination."
