When architect Nick Martin was hired to rework an art curator’s Hamptons property into a Zen-like getaway from the big city, he took an appropriately holistic view. It’s the beach house that’s got it all: green technology; passive solar design; rich materials; an expansive feeling, despite a petite half-acre corner lot; and a design concept that references its humble beginnings as an off-the-rack kit house.

The dramatic staircase in architect Dom Dimster’s Southern California home is made from T- and L-profile steel, shelf board, glass panels, and plate steel. Electric shades on the outside of the house keep the sun from penetrating the glass wall of the staircase and overheating the interior.

"The most challenging part of the design was fusing the old part of the house with the new addition," says principal architect Alex Terry. The character and architectural integrity of the single-level 1950s ranch house was thoughtfully reconsidered during the addition and remodel. The home’s front porch, typical of the period, was refreshed with Ipe decking and railing.

All openings are shade-protected with wide overhangs that prevent overheating and allow maximum light to enter into the living space. Natural ventilation, created by openings in the facade, negates the need for air conditioning. The firm developed a custom joiner for the powder-coated aluminum window frames, providing floor-to-ceiling views without the use of costly commercial window systems.

The architects’ inventive use of resources helped keep costs down. “We gave the facade’s ribbed metal cladding, commonly used in neighboring beach shacks, a metallic finish that provided a cost-effective solution and an upscale appearance,” Rathmayr says.
