The new prefab unit is located just a few meters from the main home—a thatched-roof cottage that dates back to the 1950s. “The dark color of the cladding blends into the dark hedges in the garden, so the unit doesn’t attract too much attention,” says Vriesema.

Completed in 2018 on a 2.6-acre site in the San Juan Islands, the two-bedroom modular home was installed in a day.

The concrete plinth supports the planters and deck while concealing a foundation of concrete pylons. Both modules were transported to the site from a factory in Utah and installed with a crane.

The house has two modules: a living space on the left and a utilities, laundry, and outdoor kitchen on the right.

Consisting of three prefabricated units in West Seattle on a 5,000 square-foot lot, the Genesee Townhomes—by Method Homes and Chris Pardo Design—from 1,250-1,400 square feet, each with three bedrooms and two and a half bathrooms.

Small House Kits are designed so that every bit of space is used to the best advantage. Although some are for homes as large as 875 sq. ft. others are well under 300 sq. ft., and those designed to be on wheels may be less than 100 sq. ft. These houses are more energy efficient than a small old house owing to superior materials and increased insulation.

Transforming shipping containers into habitable spaces is a growingly popular subset of prefab. Just off the Delaware River in Pennsylvania, Martha Moseley and Bill Mathesius adapted an unused concrete foundation to create a home made from 11 stacked shipping containers. "We were inspired by the site, and our desire to have something cool and different," says Moseley.
