Double-height glass now lets the communal living areas spill out onto an exterior courtyard.

Designer Bryan Boyer and lawyer Laura Lewis bought their townhouse in Lafayette Park in 2015, the same year the storied co-op joined the National Register of Historic Places. Their restoration included laying slate floor tiles the same size as the original linoleum squares, hanging modular Dieter Rams wall shelving, and adding appliances by Fisher & Paykel.

Architectural designer Sebastian Mariscal and project manager Jeff Svitak created a house in Venice, California, for Michael and Tamami Sylvester. Minarc’s Plus Hus is a tiny energy-efficient prefab marketed towards homeowners seeking to add an accessory dwelling unit to their property. The 320-square-foot structure is prefabricated in downtown Los Angeles, and it can be shipped flatpack to anywhere in the U.S. with prices starting at $37,000.

A look at the spacious eating area, office nook, and a bespoke built-in daybed, completed with a reading light. Large doors open the space to the outdoors for integrated indoor/outdoor living during the warmer months.

Continuous materials and expansive operable glazing blur the boundaries between interior and exterior, drawing the natural elements inward.

The bed is flanked by two staircases, one of which is hidden behind a white curtain. Hidden storage is integrated into the stair design.

The architects were looking to create a space that would reflect the client’s eclectic and playful sensibility and to establish a connection between the new living spaces and the garden beyond.

A marble wet room features a freestanding tub by Victoria and Albert and dual showers, while another shower on the terrace offers the option of washing outdoors. A 12-foot wooden door swings back to reveal a dressing room.

The double-height living room provided the perfect opportunity to combine the homeowners' love of art, literature, and travel, allowing them to fill the 24-foot shelves with books and collected artifacts. A wood-burning sustainable fireplace by Wittus adds a broad stroke of warmth.

In the adjoining master bathroom, the soaking tub becomes a stunning focal point against the vibrant living backdrop.

The patio at the front of the house offers a view of the balcony that connects the second-floor bedrooms.
