In Buenos Aires, architecture firm La Base partnered with modular builder Place to experiment with a hybrid construction method on a small home.

At 700 square feet, Adam’s midtown apartment includes a cozy living room, a bedroom, a bathroom, and an outdoor terrace.

“The white oak frames connect the outside and the interior and frame the natural world,” says Michael. “It allows nature—which is really the star—to shine.”

“I wanted to have an office that was connected to my bedroom,” says Michael of the expansive primary suite. “It was important to me to be able to have guests, yet I could close off my own personal space when people were here.”

When it isn’t too hot, the family gathers on the terrace. The centerpiece Karup Pace daybed is anchored on reclaimed tiles layered with an Abra rug and greenery.

In Jenn’s office, tucked beside the stair hall, the walls stop short of the ceiling, allowing the timber roof to remain uninterrupted above. “We talked a lot about how she wanted the space to feel,” says architect Gabe Hodge. “She placed a lot of value on how beautiful this roof was going to be.” The resulting design preserves acoustic and visual connection to the rest of the home, with small interior apertures that keep the space visually tethered to the landscape and the wider home.

The architects used potted greenery and climbing plants to demarcate the various living spaces.

Flanked by triangular windows, the organic-shaped fireplace bears a striking resemblance to another hearth in a confirmed Cody home from the period. The couple replaced the aged floor-to-ceiling windows with more energy-efficient glazing by Monumental, while replicating the original wood stocks. The driftwood coffee table is vintage. A Berber carpet warms the concrete flooring.
