Estonian design collective Kodasema launched this 269-square-foot micro-home, which can be built in less than a day.

Consisting of three prefabricated units in West Seattle on a 5,000 square-foot lot, the Genesee Townhomes—by Method Homes and Chris Pardo Design—from 1,250-1,400 square feet, each with three bedrooms and two and a half bathrooms.

Iceland prefab pioneers Tryggvi Thorsteinsson and Erla Dögg Ingjaldsdóttir of Minarc built this Culver City family home with mnmMOD – a customizable, locally manufactured building system of prefabricated panels the duo designed, which minimizes energy consumption and reduces a home’s carbon footprint. Made with a blend of 30 percent recycled steel and cradle-to-cradle certified extruded polystyrene, mnmMOD components can be assembled with just a screw gun.

Landscape designer Kenneth Philip worked with mwworks to fill in the forested setting.

The calm dining room features custom dining table, Davide Groppi MISS LED metal pendant lamps by Omar Carraglia, and the owner’s own dining chairs.

The kitchen overlooks stunning views and features a Solna faucet by Brizo, Urbanedge sinks by Julien, a Lumen dishwasher by Miele, a Gaggenau cooktop, honed Balsatina countertops, and custom mixed-grain teak cabinetry.

A side patio reveal the structure's clean lines and seamless blends of brickwork. Red-paneled fencing shields much of the yard from the street.

The new addition extends into the backyard, which has been transformed into a small courtyard that draws light into the interior.

The home’s three low-lying rooflines subtly emerge from the landscape.

The simple kitchen provides unobstructed views of the lake while cooking. Clerestory windows provide ample diffused light while encouraging cross ventilation.

The living, dining, and cooking spaces are located in the central volume. The open concept provides plenty of space for family gatherings and entertaining. A walkway doubles as bench seating for the large dining table.

In the public spaces, large sliding glass doors provide a seamless connection for indoor/outdoor living.

“Windows are picture frames to the landscape,” says principal Dan Brunn. In the home’s den, a pair of fixed and casement windows create the perfect vertical frame for the towering tree trunk beyond.

The outdoor dining table playfully converts to a ping pong table. The concrete kitchen island and dining table have been designed to be robust and low maintenance.

The home has been designed to encourage engagement with the outdoors, with the majority of the living spaces located outside, including the dining area and kitchen. Sliding timber barn doors close off the kitchen space when it is not in use.
