The New Project Group renovated a cramped, uninviting space on Manhattan’s Upper East Side. The company gave the 400-square-foot apartment a gut renovation, with a new kitchen and bathroom designed for efficiency. A parallelogram-shaped window pane, rescued from an architectural salvage yard, was outfitted with steel edges and casters, and repurposed as a coffee table.

An Eilersen sofa, Croft House coffee table, and Campbell Lounge Chair by Sean Woolsey outfit the living room, which stays visually connected to the outdoor dining room and kitchen. "It was a bit of a gamble to separate the living room so far from the kitchen," says Denise. "When we were framing up, people really questioned that choice because they’re not used to seeing it that much."
Built as part of a functional farmhouse, the original building's ground floor was used to store food and animals, a situation that didn't exactly call for expansive views or large amounts of natural light. Vieira da Silva maintained a similar layout over the two-story home, with social areas on the upper floor and bedrooms on the ground floor, but opened up the lower level with large windows. "With the pre-existing stone walls we created patios, keeping a distance [between the walls] so we could have big openings, and create a close and intense relationship with the landscape and the ruin itself."
