The garage is only 18 inches from one of the adjacent properties, which was allowed because the project is technically a renovation. Five-foot setbacks are typically required for ADUs.

“I like trying to provide as much texture as possible,” Cunningham says of making budget-friendly interiors feel luxe. The ceiling is painted in Benjamin Moore’s satin-finish Chantilly Lace and the walls are Sandlot Gray in eggshell.

The living annex’s design is straightforward, but feels warm and interesting thanks to materials like linoleum floors from Forbo in the colorway Indigo Milk, a beadboard ceiling with materials from Dyke’s Lumber, and a jute rug from One King’s Lane.

Cunningham’s clients sought a true indoor/outdoor space so he installed two sets of glass doors from Gamco that the family can swing wide open.

Every room in the home, be it the top-floor great room or the downstairs bedrooms, open onto outdoor patios.

Screened-in windows at the back of each lean-to are easily opened, via a pull-rope over the bed, for extra ventilation.

Inside, the back wall angles upward to create a built-in headboard. Furniture is all moveable, and the two single beds can be combined to make a king-sized sleeping arrangement.

A multi-layer curtain system provides privacy—with nets to keep mosquitos out—but according to Matt and Kelsey, leaving it open and falling asleep with the stars bright overhead is a dreamy experience.

The black-and white plaster ceilings with alternating shiny and matte finishes pick up the natural light coming in from all directions.

Much of the original furniture remains in the home, including wooden bookshelves set into concrete room dividers. “I find the way he resolved the corners with obtuse angles quite beautiful,” writes Maria. “He used the same detail for both the table and the bookcase. The photographers were drawn to the materials in addition to the form of the furnishings. “I love all the materials inside the house, especially those that were used by Riva to create the furniture,” says Francesco Paleari, who with Allegra Martin shot the apartment for the first time in decades for the book.

The sloped metal roofs were a pricier option than other materials, but the clients wanted something durable that would withstand the winters in Maine.
