The café’s polished concrete floors are ground down to “expose some of the aggregate,” Mike says. Vintage leather chairs balance a custom banquette, upholstered in a forest-green wool felt by Kravet.

A detached outdoor deck and custom sofa take advantage of shade provided by the lot’s two mature, beachfront trees.

The architect and owners were in sync on every aspect of the design, including the desire for shou sugi ban siding. “I had been interested in shou sugi ban for a long time,” Herrmann says. “These Japanese cypress boards have been charred, wire-brushed, stained, and oiled. We did a lot of testing to come up with the right dark grey color; it changes in the light.”

After the home was assembled, a local contractor built the outdoor concrete patio and barbecue on site.

A custom concrete planter is now home to a 70-year-old olive tree. The couple reconfigured the front porch to allow for a straight path between the front door and the driveway for better circulation.

The home went through an 18-month renovation period.

The view from the kitchen-dining room shows the glassed-in, central garden lightwell, accessible via large sliders.

A pair of Molded Plywood lounge chairs by Charles and Ray Eames for Herman Miller sit opposite a BoConcept coffee table and a sofa of Paul’s design. For his father’s book collection, Paul created a library around the double-height staircase.

Commissioned in the late 1930s by S.T. and Pauline Falk, the Falk Apartments building offers five units—including the multi-level penthouse shown here. An original plywood ceiling runs through the center of the unit, while mahogany built-ins fill various alcoves and corners.

The home takes the form of two volumes that slide past each other. The front door leads directly to the center of the home, which connects to the both the entrance courtyard and the rear pool area, dissolving the boundaries between interior and exterior space.

The large Chinese Flame tree can be fully enjoyed from the two outdoor seating areas.

The primary bedroom is painted in Dulux Woodland Fern 1. The bedside lamp is a Carronade Nordic Spot Pendant by Le Klint. Eventually, the couple plan to add another floor and move the main bedroom upstairs.
