Oza Sabbeth Architects and the Brooklyn Home Company teamed up to create this 2,800-square-foot home in the Ditch Plains hamlet of Montauk, in Long Island, New York.

The kitchen is a balance of woods and stone, with marble on the large island and Naica quartzite in a leathered finish on the perimeter counters and backsplash. The stove hood is a custom plaster finish: “I was constantly looking for ways to add softness,” says interior designer Holly Waterfield.

The house is clad in Western red cedar.

The new, attached ADU is rented out as a passive source of income that is helping Amanda finance the project.

The steel structure is suspended two feet above the roof of the existing bungalow, supported by four steel columns, one of which screens utility lines running from the Perch to the house below.

All of the northern windows follow the angle of the existing roofline and align with each other between the living room, deck, and stairwell. Full-height glass sliding doors open directly from the living room onto the deck.

The house retained its same basic form in front, part of a lush West Seattle neighborhood.

Nestled amongst the classic cornish cottages, Guthens modernity shows itself. Over time the larch cladding will silver to blend in with its surroundings.

The architects worked with the natural, six-foot slope of the site and built the Granny Pad into the hill to gain the needed interior height. The volume on the right is the original garage footprint, which now houses a kitchen and sitting room. The added volume on the left hosts the bedroom, as well as a bathroom beneath the loft space.

The eye-catching kitchen cabinets are made of recycled milk bottle tops, manufactured by Smile Plastics in Wales. On the wall, red arrows "pierce" the wall, a sculpture by Liam Fallon. Across the room, a McDonald’s M sits in the corner. "It’s a pop icon," says Mat.

Designed by Trias, the 215-square-foot Minima prefab packs the versatility of a Swiss army knife.

The exterior is still clad in timber like the original, but Jo took the palette darker and selected wider planks to modernize the look. “We kept the rhythm, but changed it slightly,” she says.
