Yellow vinyl floor tile defines the new living room and keeps the interior from veering too industrial. “You need to offset the brick with something simple,” says Tom. “Otherwise, you get too many textures.” The lights and coffee table were found at local vintage stores.

"It’s not uncommon for sellers to throw some new black plastic under the house to conceal any potential water problems,” says Burkholder. “Old leaky pipes are one problem, but a high water level that leaves the crawlspace musty can be an expensive fix as well.”

Stained hardwood floors compliment the stained beech wood cabinets.

The team replaced all the cabinetry and fixtures, and located the kitchen sink directly in front of a large window.

The upper cabinets were removed and replaced with a wall of blue-green handmade tile, with a glaze that reflects the sunlight.

The social spaces are at the rear of the yard, including turf for the kids’ play and a cooking and dining area, all tucked behind a custom concrete planter. The raised beds, including on top of the fence, are for herbs, as the homeowners are avid cooks.

Now, a picture window frames the views into the garden, and a tall glass and steel door accesses the backyard.

New tile on the fireplace surround syncs up with the kitchen backsplash, and the wood components were painted white.
