The communal area of Villa 3 features slatted iroko walls, a modular sofa by Piero Lissoni for Living Divani, and a coffee table by Studio Guscetti for Fioroni.

The structures are sprawling yet largely imperceptible. Like its counterparts, Villa 2—containing guest bedrooms, a spa, and a network of outdoor havens—extends into the hillside, cloaked in energy-saving green roofs. The new landscaping cuts water usage on the property by 70 percent compared to previous levels.

Canted asymmetrical ceilings and a mix of concrete, steel, and iroko wood define the main living area.

All of Scott Palamar’s selections and customizations brought the total to $150,000 for the 640-square-foot home and surrounding land. “I feel like I struck on such a novel solution because I was able to afford a home tailored to my lifestyle,” he says.

Sam Shah and Anne Suttles asked architect Kevin Alter to renovate their 1920s bungalow in Austin, Texas, and add an addition, which contains a living area downstairs and an office upstairs. They tucked an office nook under the stairs; the Eames chair is a hand-me-down from Shah’s father.

"The most comfortable and pleasant place in the house is the library nook, where you can lie down to read a book, have a coffee, or take a nap with the light and warmth of the sun coming through the window," says MAPA.

Large glazed doors slide all the way open to blur the line between indoors and out.

The vintage credenza once belonged to the architect’s grandmother, and the framed drawing on the right is by Graham’s mother, artist MJ Levy-Dickson.

Designed by architect David Henken, the 1951 dwelling sits near the heart of the nationally recognized Usonia Historic District.
