To add natural vibrancy and variable depths of color, ModOp Design used tile selections from Heath Ceramics' Modern Basics line for the kitchen backsplash and all bathroom tiles in this Los Angeles renovation.

An antique clawfoot tub from Olde Good Things sits atop Belgian Blue Limestone flooring, the pieces broken and fit together on site, while the walls were covered in Moroccan tile from Cle Tile.

Wood-paneled walls in the bunk/mudroom are painted Farrow & Ball Hardwick White No.5, and have custom storage units to the left, and two custom white oak bunks to the right.

“All of the bathrooms needed a lot of work,” says William, who, with Beth Anne, selected a Barclay Stanford 550 pedestal sink to replace a short, built-in vanity in the shared bathroom. A vintage mirror complements a caged sconce from Portland Architectural Salvage.

In the entryway, a reclaimed light from Portland Architectural Salvage in Maine shares space with a surfboard suspended from the original shiplap ceiling.

The enlarged mudroom benefits from honed, gray slate floor tiles and newly painted beadboard on the walls. A midcentury Danish cabinet from a local antique shop pairs with an antique rug hung behind it.

Efe enclosed an exterior balcony, to convert it to an indoor Zen garden.
