A built-in banquette with a custom table designed by Engelsman saves space. The bench has a cushion made by Caroline and the chairs are Vintage J.L. Moller Model #75 Dining Chairs. A partial wall now separates the adjacent den and TV room, to balance connection and separation.

Mandy recently completed a free course through LADWP, who also promotes resources for the SoCal Turf Replacement Program, to become a certified California Native Plant Landscape: “There is an amazing amount of knowledge and resources for transitioning yards with more native/drought-tolerant plants through LADWP and the Theodore Payne Foundation,” says Mandy.

“They really wanted to have tile in the kitchen and at the front door, but everyone disliked that hard edge line,” says Gregga. “Doing the organic edge of the tile helped make the entry space and kitchen feel like one, and then it disintegrates into the living and dining room.”

Not every client-designer relationship would have thrived under such extreme circumstances, but Dovey credits Sarah and Ben’s attitude for the project’s success. “They were observant and thoughtful, and really took the time to ask all the right questions,” says Dovey. “In the end, it went so well just because of the great relationships.”
