FormLA Landscaping principal Cassy Aoyagi integrates drought-resistant plants into her Southern California projects.

Jade built a bridge out of some salvaged pieces of wood from elsewhere in the home. It used every board they had. But when her son ran over the little bridge for the first time, “I realized I did alllll this work for that moment. And I’d do it all over again.”

Though Jade had the backyard re-graded, the previous owner’s dirt bike tracks had really altered the landscape. When it rained one day, there was a bowl that remained and held water — which sparked an idea in Jade. “I come from a design practice where everything is rectangular and linear, but there was this opportunity to have a natural, seasonal pond,” she says. “It made me uncomfortable, but I still wanted to do it.”

Some of the furnishings and materials were sourced from a company in L.A. called Unbuilt.co that buys leftovers from construction sites. “They work hard at giving materials a second chance,” says Jade. This is where she found the mixed-pattern tiles they’ve used on the front and back porches.

Ikea cabinets act as storage, but also the base of a window seat with a custom cushion.

Three light-filled bedrooms await on the upper level, in addition to a remodeled bath.

Master Bath Detail

The Master Bath features luxurious materials of Mahogany wood and natural stone.

The flooring in the master bath is vein-cut Ocean Silver travertine. The custom bathroom vanity is stained birch, the polished chrome fixtures are from Hansgrohe’s Axor Uno2 line, and the chair is upholstered in Checker by Alexander Girard for Maharam.

In modern bathroom vanities, timber can be used a number of different ways. It’s at its most basic in this simplistic modern bathroom, tied together neatly with matching shelving in the cut-out above.

The small stool in front of the storage wall was made using spare timber from the production of the dining table and chairs. The way the form is created from a single repeated element gives the stool its name: 'Riff'. "

The reading nook is surrounded by storage designed to accommodate specific items. The tall cupboard, for example, houses an ironing board and ladder. "The shapes are not just arbitrary,

The changing of levels brought a natural theatricality to the space, especially in relation to the impressive views. A balance of light and airy (the white walls) and dark and moody (the rich engineered walnut floors) creates moments of stillness and pause.

Narrow Diamante tiles surround the fireplace. The wall beside it was able to be moved by just a foot, but it made a huge difference to opening up the space.
