For the redesign of a 430-square-foot flat built in the 1970s, Madrid firm BURR Studio integrated all the main facilities of the home into a central core. “The toilet is the only element that can be isolated,” notes the firm. “The rest of the areas merge into one another so that the tenants essentially sleep in the bathroom, as well as shower in the living room.”

In the bathrooms, a different variety of plaster was employed: Moroccan Tadelakt, selected for its waterproof application. (“You see it in most hammams,” says Grimshaw, who had spent time working in Morroco.)

The original layout was very much of the time: a perfect midcentury modern flow, with a closed-off kitchen and a fire put in the floor. “They were cool but impractical spaces,” says Schaer.

Eliminating the deck and the small rooms off the terrace created a unified living space that extends between inside and out. For continuity throughout, the flooring is irregular slabs of marble with an antiqued finish. A linear drainage system was installed with the embedded track for the glass doors.

When designing the shutters, privacy was a concern, but so was allowing the right amount of daylight in, especially on rainy, gloomy days. Leader and Sarah liked the way the circular cutouts created balls of light that danced around the room.
