A full-height glazed wall allows natural light from the west to filter inside the apartment.

Old meets new at this corner of the living and dining area, where an original mantle with a decorative profile sits comfortably next to open wood shelving with minimalist detailing and a soft yellow chair.

Cutler designed the window in the couple’s bedroom to extend below floor level. “It’s almost like you can walk right into the view,” he says. The platform bed is from West Elm.

Windows and doors were enlarged to allow a natural transition to the outside.

Guest Bathroom

If they aren’t at the cocktail-fueled Evening Bar, chances are guests are hanging out in the “living room”—at least until the beer hall Brakeman and fried chicken joint Penny Red’s open.

The living room has a vintage Milo Baughman couch with cushions fashioned from Angora mohair from Architex. The coffee table is vintage, as is the side table base, given a custom stone top. A Seneca Table Lamp is by Danny Kaplan, while the artwork over the couch is by Patton Miller.

One of the bedrooms became a guest room and study, where a portrait of Green’s mother by Evelyn Spence-Reeve hangs above a vintage table.

Doug’s mother, Julie, visits with Melissa, Doug, their daughter Simms, and Birdie the dog.

The green backsplash tiles are vintage, reclaimed from another project.

A built-in bench was added to one side.

When it’s a bit cooler and the windows can be opened, the home's orientation encourages excellent air circulation. In the summer off-season, when temperatures consistently reach 115 degrees, the home’s windows and doors are covered with insulating material to keep interior temperature as low as possible. To further maximize efficiency, the team upgraded the existing HVAC.
