Bleached walnut replaced cold concrete floors in this family-friendly renovation of a dated loft in West Chelsea’s late 19th-century Spears Building. To make the loft feel more welcoming, architects Ravi Raj and Evan Watts toned down the heavy industrial elements of the 2,700-square-foot loft with a warmer and lighter palette and added custom built-ins for a streamlined look. At the same time, the loft still preserves much of its historic appeal—from the exposed brick seen throughout the home to the oversized openings left intact.

With the porch enclosed, a built-in couch is a cozy spot next to the vintage stove, which is set on a slate hearth. "I wanted the home to be cheerful and colorful," says Azin, "and used primary colors to enliven it."

The kitchen cabinets are custom-made from 100-year-old wood purchased at Sliverado Salvage. There’s a breakfast nook and a nine-foot island finished in Tadelakt, a waterproof plaster often used in Moroccan architecture, creating a communal and open space that flows into the living room. "Tadelakt is such a beautiful material and provides an old-world, earthy feeling, but using it is very labor-intensive," says Elaine.

The preserved brick chimney was exposed and cleaned up in the remodel. A classic Smeg range and exhaust hood create a pleasing contrast with the contemporary Kerf cabinetry.

The new kitchen is an IKEA kitchen with Reform fronts painted a moody blue color, not unlike the ocean itself. "Sometimes it looks really gray, and sometimes it looks way more green-blue," says Jocie. "I like that. Depending on the light, it has a very different feel." The countertops are Richlite Black Diamond.

Built-in cabinetry at the entryway ensures a place for everything is baked right into the design from the start. "We try to encourage our clients on all projects to not make the house bigger than it needs to be," says Loader. "Make it the right size, and design a space for everything."

To hold up against wear and tear, the sofa cushions are upholstered in a pet- and kid-friendly performance fabric with FibreGuard.

"It’s not uncommon for sellers to throw some new black plastic under the house to conceal any potential water problems,” says Burkholder. “Old leaky pipes are one problem, but a high water level that leaves the crawlspace musty can be an expensive fix as well.”

In an effort to keep costs within budget without sacrificing looks, the fully gutted and renovated kitchen features IKEA cabinetry framework with shaker-style fronts by Semihandmade. The cabinets were painted Farrow & Ball Pigeon.
