When it’s a bit cooler and the windows can be opened, the home's orientation encourages excellent air circulation. In the summer off-season, when temperatures consistently reach 115 degrees, the home’s windows and doors are covered with insulating material to keep interior temperature as low as possible. To further maximize efficiency, the team upgraded the existing HVAC.

“Those living rooms are always a challenge in brownstones, to furnish in a thoughtful way,” says Cuttle, pointing to the narrow dimensions of the room, the low window sills, and abundance of woodwork taking up wall space. A curving Carl Hansen sofa floats in front of the bay window, so as not to block the light and allowing easy sightlines. The chairs and coffee table are from Lawson Fenning and the rug is Jardan.

A BoConcept sectional is joined by a  Yngve Ekström lounge chair and ottoman and an Eames chair in the living area. The couple found the vintage Danish coffee table at a flea market, while the traditional Indian stools were purchased for their wedding. Whitewashed poplar clads the far wall.

Adding storage under the new stair maximizes the kitchen's footprint. Hemlock wood on the stair was stained to complement the casework. The faucet is from Brizo and the green backsplash tile is Heath.

The kitchen underwent the most dramatic change, being relocated to the back of the house adjacent to the living room. White Oak floors and casework and new Kolbe windows warm up the space. The pendant light is from Design Within Reach, and the bar stools are custom from Sean Woolsey.

Tall ceilings in the living areas ensure ample views while the private rooms are acoustically isolated and feature more intimate dimensions. The stairs, seen right, lead to a basement which visiting family can lodge.

Carlos and Whitney changed all the windows, opting for replacements made by All Weather Architectural Aluminum featuring line detailing that infuses the home with the Spanish hacienda feeling they desired. In the family room, the windows are accented by curtains from Nordic Knots.

Carlos and Whitney went with a Roman Clay from Portola paints for the kitchen backsplash. Compared with the lime wash used throughout the house, roman clay is easier to clean.
