When it’s a bit cooler and the windows can be opened, the home's orientation encourages excellent air circulation. In the summer off-season, when temperatures consistently reach 115 degrees, the home’s windows and doors are covered with insulating material to keep interior temperature as low as possible. To further maximize efficiency, the team upgraded the existing HVAC.

The rear of the home had been complicated by many additions. Davis streamlined the space as one adjoining kitchen, living room, dining room, and lower sunroom.

There are eight outdoor spaces, or yards, of different sizes, which gives rise to the name of the house. This small courtyard is located off the dining room, and helps to connect the interior to the outdoors. "The selection of reclaimed brick has given this house a coherence that meshes perfectly with the focus on nature of the eight outdoor yards, and the cream paint contrasts wonderfully with the green planting throughout,

“Those living rooms are always a challenge in brownstones, to furnish in a thoughtful way,” says Cuttle, pointing to the narrow dimensions of the room, the low window sills, and abundance of woodwork taking up wall space. A curving Carl Hansen sofa floats in front of the bay window, so as not to block the light and allowing easy sightlines. The chairs and coffee table are from Lawson Fenning and the rug is Jardan.

A BoConcept sectional is joined by a Yngve Ekström lounge chair and ottoman and an Eames chair in the living area. The couple found the vintage Danish coffee table at a flea market, while the traditional Indian stools were purchased for their wedding. Whitewashed poplar clads the far wall.

Adding storage under the new stair maximizes the kitchen's footprint. Hemlock wood on the stair was stained to complement the casework. The faucet is from Brizo and the green backsplash tile is Heath.

The kitchen underwent the most dramatic change, being relocated to the back of the house adjacent to the living room. White Oak floors and casework and new Kolbe windows warm up the space. The pendant light is from Design Within Reach, and the bar stools are custom from Sean Woolsey.

The master bedroom also opens onto the deck with floor-to-ceiling glass.

A table by Seattle studio Chadhaus complements the home's existing oak floors and cedar walls.

An arched opening was added to connect the kitchen and breakfast nook, and gain sightlines to the yard. Seamus refinished the fireplace mantle and added square zellige Zia tile in ‘Nana’s Lipstick’ to the surround. Gubi Semi Pendants hang over the island, and the sink has a Devol Ionian Bridge Tap.

The couple added the wainscot, installed by Seamus, and painted in Farrow & Ball Red Earth to continue the “color story” from the breakfast room. The white oak built-in has much needed storage behind the cane cabinet fronts and display. The Caitlin couch by Everygirl for Interior Define sits atop a vintage checkered rug with an Anthropologie coffee table and Hay Paper Shade overhead.

Wide hallways and sliding doors ensure easy movement even if Dave and Maria's personal mobility becomes limited. Tall ceilings in the living areas ensure ample views while the private rooms are acoustically isolated and feature more intimate dimensions. The stairs, seen right, lead to a basement which visiting family can lodge.

A rug by Nordic Knots and a sectional from Arhaus are staple pieces in the family room.

Carlos and Whitney changed all the windows, opting for replacements made by All Weather Architectural Aluminum featuring line detailing that infuses the home with the Spanish hacienda feeling they desired. In the family room, the windows are accented by curtains from Nordic Knots.

Carlos and Whitney went with a Roman Clay from Portola paints for the kitchen backsplash. Compared with the lime wash used throughout the house, roman clay is easier to clean.

Carlos and Whitney replaced the flooring throughout the home. In the living room they opted for a honey-hued oak from Hallmark Floors that adds warmth next to the kitchen’s brick flooring.
